Chimney survey in Heart's Delight: what you get
A chimney stands up above the roof, exposed to wind, rain and frost on every side. Over the years, the flaunching cracks, the pointing wears and flashings lift. That lets water into the brickwork, which can show up as damp on a chimney breast or in the roof space. A survey finds these problems and records them with photos. Common reasons to book are lifted or split lead flashings and redundant stacks capped without ventilation, across shared and party-wall stacks, brick chimney stacks and chimney breasts.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
Where we cannot see part of the chimney stack, the report says so. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Rented homes, blocks and businesses
We survey roofs for landlords and letting agents as well as homeowners. The report gives you a dated record of the chimney stack, with photographs.
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.
Honest limits
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Gas safety checks, which need a Gas Safe registered engineer
- The inside of the flue, which needs a sweep or flue specialist
- A structural engineer’s assessment
If in doubt, call 07833 053749 or use the contact form and we will suggest the right survey before you book. The full list of what we check.

When to book a survey in Heart's Delight
Lots of homes have redundant stacks. A stack sealed without ventilation can trap damp. That can lead to damp patches on chimney breasts, even with the roof in good order.
A survey makes sense if you’ve noticed:
- Bricks with flaking faces
- Staining on walls around the chimney
- Disused chimneys trapping moisture
- Pots or cowls that look unsafe
If you let a flat or house near Sittingbourne station, a roof report helps you deal with small faults before they turn into a call from a tenant.
Questions to ask before you book
- Their report turnaround times
- Whether the inside of the roof is included
- Whether you get a written report with photos
- Do they have a CAA Flyer ID and Operator ID for drone work?

Local roofs in Heart's Delight
Heart's Delight lies within about 4 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Take a building like Minterne Community Junior School: a written record of a large roof helps plan work for the holidays rather than in term time. Take an older house close to Church of St Peter and St Paul: its roof may have old fixings, lead flashings and chimneys that need a closer look.

How it works
It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take between one and two hours on an ordinary house, and about three to four hours for a commercial roof. Somewhere like Heart's Delight needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- We start by noting which stacks are in use, shared or causing concern.
- We check the roof around each stack, including the flashings.
- The top of each stack is checked for cracked flaunching and loose pots.
- Any lean, spalling or worn pointing is recorded.
- The report explains the condition and which work is most urgent.
Getting ready for the survey
- Jot down any questions you want answered
- Gather any invoices or paperwork from past roof work
- Clear the way to the loft hatch

Can I check my roof myself?
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
Heart's Delight: your questions answered
Is the coastal weather around Heart's Delight hard on roofs?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
Do you cover smaller places like Heart's Delight?
Yes, Heart's Delight is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
What’s in the survey report?
A written report with photos, covering the condition of the chimney stack, the defects we found and what we recommend, with the most urgent first where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
How many surveys have you done?
Over 20 years and more than 5,000 surveys.
Do you climb onto every roof?
Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.
Do you need to get into the loft?
Normally, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.
How soon will I get the report?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.
