Flat roof survey in Heart's Delight, Kent
Find out what’s going on with the flat roof before you decide what to do next. We carry out flat roof surveys in Heart's Delight.
- Cracked or split membrane
- Ponding water that doesn’t drain away
- Signs of deflection in the roof deck
Tips that help
Over many surveys, some simple habits stand out:
- Clear roof outlets and gutters each autumn
- Have the roof looked at again after a severe storm
- Note any new marks on ceilings beneath the roof
- File the paperwork for the roof and any repairs
For landlords and building managers, the report is a dated record of the roof’s condition. It helps when planning maintenance budgets, and it gives a baseline to compare against next time.
Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.
About our flat roof survey in Heart's Delight
We inspect a flat roof from wherever it can safely be seen: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. Where any area can’t be viewed safely, we say so in the report, so the limits of the survey are clear. Typical surveys look at failed seals around rooflight kerbs and failed upstands where the roof meets a wall, on single-ply membranes, EPDM rubber and upstands and outlets.
Somewhere as small as Heart's Delight, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.
After the visit, you get a written report with photographs, emailed to you. It sets out the condition of the flat roof, any defects and our written recommendations.

Flat roofs in Heart's Delight
The coast is about 4 miles or less from Heart's Delight, and places near the sea get more salt in the air and more wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
Hotels and guest houses near Heart's Delight can’t easily close rooms for a leak. For landlords with property near Sittingbourne station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. If you look after a building such as Minterne Community Junior School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.
Heart's Delight is about 1 mile south-west of Sittingbourne, in Kent. We survey roofs in Heart's Delight as part of our work across London and the South East. Our Kent coverage includes Heart's Delight. There’s also a page for Maidstone.

How the survey works
A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. Most visits take about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Older rural homes like those around Heart's Delight can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- We check the covering for splits, blisters, ponding and wear.
- We photograph and record the outlets, upstands, trims and rooflights.
- The report, with photos and recommendations, comes to you by email.
How to prepare
- If the roof is shared, arrange access with whoever manages the building
- Have any questions written down, so nothing gets missed
- Move anything stored under the loft hatch

Honest limits
It’s a careful look at the flat roof, not the whole story. The main limits are:
- Whether old sheeting or boards contain asbestos
- A structural engineer’s assessment of the deck
- Fragile surfaces, which we do not walk on

For landlords and managing agents
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
We survey roofs for letting agents and landlords as well as homeowners. A written report with photos gives you a clear record of the flat roof, which helps you plan work between tenancies.
Questions from Heart's Delight
Does a conservation area affect roof work in Heart's Delight?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Do you cover smaller places like Heart's Delight?
We do. Villages and rural addresses get the same survey as a town house.
Can you survey a flat roof on an office or unit?
Yes. We survey flat roofs on commercial buildings as well as homes. Expect about 3 to 4 hours on site for most commercial roofs, and larger roofs are quoted for their size.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Is ponding on a flat roof a problem?
Standing water on a flat roof deserves a closer look. It often means a blocked outlet, poor falls or a dipping deck, and water that sits wears the covering sooner. Our survey notes the ponding and what seems to be causing it.
Is a flat roof survey the same as a building survey?
No. It is a closer look at the flat roof, not a survey of the whole property. It complements a RICS home survey rather than replacing it, and structural calculations need a structural engineer.
Which flat roof coverings do you cover?
Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. Not sure what yours is? We’ll tell you in the report.
Can I check my roof myself?
It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.
What happens if roof problems are left?
A survey can show whether a whole new roof is needed or whether the problems are in a few places. At times the trouble is a handful of failed details, and at times the whole covering is worn. The report sets out what we found, so you can make that decision with a roofer. Matching old materials, like handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.
Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.
