Gutter survey in Tunstall
Leaves, moss and silt are the usual reasons gutters block. Homes close to trees fill their gutters faster, and moss washing off a tiled or slate roof adds to it. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether overflows are working. The photos show you exactly what we found. It’s an easy job to put off, but they rarely get better. Typical surveys look at rotten fascias or stained soffits and gutters overflowing in heavy rain, on valley gutters, fascias and soffits and outlets and hoppers.
In a small place like Tunstall, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
The report records the gutter as we found it on the day. That makes it useful now and a handy reference later.

The survey, step by step
Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit normally takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Older roofs in small places like Tunstall can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- First, you tell us what you’ve seen, such as overflows or damp.
- We look along the gutters, downpipes and fascias from the ground and from windows.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- The roof space is checked for water marks if it is safe to get into.
- The findings are written up with photographs and recommendations.
Getting ready for the survey
- Clear the way to the loft hatch
- Make a note of anything you’d like us to look at
- Unlock side gates and any roof access doors

What happens if roof problems are left?
A blocked valley or parapet gutter does not spill harmlessly. It can back up into the roof space and the rooms below typically during the worst downpours. Having them checked before autumn and winter makes sense. Around Tunstall, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.
Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

Different roofs, different checks
Aluminium and other metal gutters
Metal gutters can suffer at joints and where different metals meet. We record any corrosion or leaks we see.
Cast iron gutters
Cast iron tends to fail at the joints and fixings. We note corrosion, cracks and leaking joints as far as we can see them.
Roofs, chimneys and gutters in Tunstall
Tunstall is within about 4 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.
For an older house near a landmark like Church of St John the Baptist, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you own a rental within reach of Sittingbourne station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you live near a park such as Cromers Wood, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

Before and after the survey
You don’t need to be a roofer to help. Here’s what helps most:
- Check for spilling water in a downpour
- Check from the ground or a window, not a ladder
- Ask for valleys and parapet gutters to be cleared too
- Check that downpipes are firmly fixed to the wall
The report comes with photos and recommendations, prioritised by urgency where relevant. Share it with a contractor of your choice so they can see exactly what’s needed.
Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but you can’t check them from the street, so check they’re included in any clearing work.
What a gutter survey doesn’t cover
We only report whatever is safely visible on the day, so some things are outside what a survey can do:
- Parts of gutters that cannot be seen safely
- The inside of buried drains
- The inside of a downpipe along its whole length
If in doubt, ring 07833 053749 or send us an email and we will recommend the right survey. The full list of what we check.

How we price gutter surveys
Several things affect the price of a survey:
- How complicated the roof is, with its valleys, chimneys and parapets
- The package you choose: Basic, Standard or Premium
- Height and safe access
- House, block, shop or office
Prices quoted always include VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Common questions in Tunstall
Will you come out to Tunstall?
We do. Villages and rural addresses get the same survey as a town house.
Does a conservation area affect roof work in Tunstall?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
What’s in the report?
It sets out what we found, why it matters and what we recommend, with photographs throughout. Anything we couldn’t see safely is noted too.
How fast do I get the report?
Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when you book.
Can the survey be at a weekend?
Yes, weekend visits are possible as well as weekdays. To book, call 07833 053749 or send us an email.
Can you give me structural calculations?
No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.
Are hidden gutters like valleys and box gutters included?
Yes, as far as they can safely be seen. We use the ground, windows, the loft space and the roof where it is safe, and by drone where it’s applicable.
