Rodmersham questions
Do you cover smaller places like Rodmersham?
Yes, Rodmersham is covered. We work right across London and the South East, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.
Do roofs near the sea, like those around Rodmersham, take more of a battering?
Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.
Are you structural engineers?
No. We’re roof surveyors, not structural engineers, and it doesn’t include calculations. We will recommend an engineer if we see signs that call for one.
Could my damp wall be caused by the gutters?
The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We cannot see inside walls, so we report on what’s visible.
How experienced are you?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.
What does the report include?
You get our findings in writing, part by part, with photos, finishing with recommendations. Points are put in order of urgency where relevant.
Can you inspect my roof with a drone?
Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules. We’re a CAA-registered drone operator.
How a gutter survey works in Rodmersham
We survey gutters and rainwater systems in Rodmersham and right across London and the South East. We inspect everything we can see safely, from the ground, from windows and from the roof space. A visit typically takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Afterwards, you get a written report with photos and recommendations. We are often asked to look into choked outlets or hopper heads and overflowing valley or parapet gutters, across parapet and box gutters, valley gutters and fascias and soffits.
In a village or hamlet like Rodmersham, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s usually the chimneys and lead flashings that need work first.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Tips that help
You do not need to be a roofer to help. Here’s what helps most:
- Watch for green marks down the brickwork
- Leave gutter checks at height to someone equipped for it
- Ask for valleys and parapet gutters to be cleared too
- Check that downpipes are firmly fixed to the wall
After any work is done, watch the gutters in the next heavy rain. Water should run to the outlets and away without spilling over, and if it doesn’t, raise it with whoever did the job.
Don’t forget valley, parapet and box gutters. They block in the same way as the gutters you can see but they’re much harder to spot, so ask for them to be included when gutters are cleared.
What you can safely check yourself
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

What else we do in Rodmersham
What we do, step by step
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. You’re welcome to ask questions while we’re there. Cottages and farmhouses around Rodmersham often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- We check hidden gutters as far as safe access allows.
- The roof space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
Before the survey
- Have any paperwork from past roof work to hand
- Jot down any questions you want answered
- If the roof is shared, arrange access with whoever manages the building

Advice
What we look for on each type of roof
Lead-lined valley and parapet gutters
Many older homes have lead-lined valley and parapet gutters. Splits and failed joints in the lead can let water straight in.
Plastic (uPVC) gutters
Plastic rainwater systems are common on homes of many ages. As the seals age, joints can start to drip and brackets may drop under the weight of debris.
Gutter surveys in Rodmersham: local notes
Rodmersham lies within about 3 miles of the sea, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.
Take an older house close to Church of St Nicholas: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you live near a park like Cromers Wood, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

When to book a survey in Rodmersham
Hidden gutters are often lined with lead or another sheet covering. Splits and blocked outlets in these gutters can send water straight into the building as there is nowhere harmless for it to go. Lead linings can also be stolen.
A survey can pick up problems such as:
- Downpipes that are split or coming away
- Valley or box gutters that overflow inside
- Soffits marked by water
- Gutters packed with leaves or moss
If you let a flat or house near Sittingbourne station, the gap between tenancies is a good time to have the roof looked at.
