Your questions about gutter surveys in Bapchild

Is Bapchild within the area you cover?

Yes. Bapchild is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

Does a conservation area affect roof work in Bapchild?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you survey underground drains?

No, we don’t carry out CCTV drain surveys. We check gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How do I book a survey in Bapchild?

Simply phone 07833 053749 or use the contact form. After a few questions, we confirm the price and fix a day.

Will you go up on the roof?

Only where it is safe to do so. We inspect what can be seen safely: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.

Are you structural engineers?

No. We note visible signs like sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

Gutter survey in Bapchild: what you get

Most blocked gutters are full of leaves, moss or silt. Homes close to trees fill their gutters faster and moss from the roof slopes makes it worse. Our survey shows which gutters are blocked or standing full, which outlets and hoppers are choked and whether any overflows are doing their job. Photos show each problem clearly. Blocked gutters are easy to put off but it rarely improves. We survey downpipes, outlets and hoppers and valley gutters, and common reasons people get in touch are downpipes that are split or coming away and water spilling over the gutter edge.

In a small place like Bapchild, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What a gutter survey doesn’t cover

It’s useful to know what a survey won’t do before booking:

  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Rot or damp concealed behind fascias or inside walls
  • Gutters out of sight from every safe viewpoint

If in doubt, ring 07833 053749 or email us and we will point you to the right survey. What a survey covers and does not.

Gutter surveys around Bapchild

Bapchild lies within about 4 miles of the sea, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. The wider area around Bapchild has a long history of building, with Belmont House and Gardens about 4.6 miles south-east. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

The streets around a church such as Church of St Nicholas are frequently among the oldest in a place, and if your home is one of the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Landlords with a home close to Teynham station may find that a dated record of the roof is useful when planning maintenance across a let. If you look after a building such as Rodmersham School, large buildings have long gutter runs and big roofs that need checking like any other.

Bapchild is about 2 miles south-east of Sittingbourne, in Kent. Bookings from Bapchild are handled just like any other: get in touch, agree the price and pick a day. Bapchild is one of the places in Kent where we work. Maidstone is in our area too.

We cover every part of ME9 for gutter surveys and the streets around it. Other places close to Bapchild include Rodmersham (1 mile north), Newbury (1 mile south), Rodmersham Green (1 mile west), Lynsted (1 mile east) and Highsted (1 mile west). Within a short drive, we also cover Maidstone (11 miles west), Ashford (13 miles south), Canterbury (14 miles east), Whitstable (12 miles east), Faversham (5 miles east) and Minster (7 miles north).

Practical tips

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Look for new stains on ceilings below valleys after rain
  • Get the gutters cleaned out every year
  • Look for downpipes coming loose
  • Do not climb a ladder to look in the gutters

Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over, and if it does not, raise it with whoever did the job.

Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but you cannot check them from the street, so ask for them to be included when gutters are cleared.

What you can safely check yourself

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

How we price gutter surveys

All our prices include VAT. The things that change the price are:

  • Whether you choose the Basic, Standard or Premium Survey
  • The number of roofs, including extensions and garages
  • Commercial roofs and larger buildings
  • If the survey needs thermal imaging or a drone

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

What we need to know

Before you get in touch, it’s useful to have:

  • Photos of the roof, taken safely from the ground or a window
  • The kind of building and roof involved
  • What made you get in touch
  • Where any leaks, stains or damp patches show inside

Our price is from £150, including VAT. The exact figure depends on the roof and the package, so ring 07833 053749 or email us with the details.

How it works

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building. For a village or hamlet like Bapchild, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it is safe, we check the loft for signs of water.
  5. A written report with photos and recommendations follows.
