How a gutter survey works in Kingsdown
Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. We survey on weekdays and at weekends. Typical surveys look at sagging gutters and loose brackets and gutters full of debris and silt, on outlets and hoppers, downpipes and eaves gutters.
Older buildings in small places like Kingsdown may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Why get it checked now?
Climbing a ladder to look in the gutters yourself is risky. You can see drips and overflows from the ground but hidden gutters are another matter. Our survey covers everything that’s safely in view and records it with photos. In a place like Kingsdown, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Gutter survey starts from £150, including VAT.

Kingsdown: your questions answered
Do you cover smaller places like Kingsdown?
Yes, Kingsdown is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Can a landlord with a rental near Teynham station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or email us with the address and what you need, and we’ll talk through which survey suits.
Are hidden gutters like valleys and box gutters included?
Yes, where it is safe to see them. We look from vantage points, the loft space and the roof itself where safe and a drone where applicable.
Can the survey be at a weekend?
Yes, weekend visits are possible as well as weekdays. To book, phone 07833 053749 or email us.
Can you survey a shared roof?
Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the building owner or managing agent. We inspect only the parts we’re allowed to reach.
Will you check if gutters are causing damp inside?
Overflowing gutters often lead to damp walls, and the survey looks for that. If the cause looks like something else, the report says so as far as we can tell from what’s visible.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
The survey, step by step
Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Somewhere as small as Kingsdown, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- You let us know where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- We look at hidden gutters as far as safe access allows.
- The loft space is checked for staining, where it can be reached safely.
- A written report with photos and recommendations follows.
Preparing for the visit
- Buyers: confirm access with the estate agent or seller
- Tell us about parking before the day
- Keep pets in another room

Advice
Honest limits
We only report everything that’s safely in view on the day, so some things are outside what a survey can do:
- Hidden sections we cannot view safely
- Rot or damp concealed behind fascias or inside walls
- Pipes below ground level

What you can safely check yourself
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
What a gutter survey looks like in Kingsdown
Kingsdown is within about 5 miles of the coast, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If your home is one of the older ones in the streets near Church of St Catherine, old fixings, lead flashings and tall chimneys are typical of older roofs. If you live near a park like Doddington Place Gardens, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

Do you need a gutter survey in Kingsdown?
Brackets can loosen, corrode or snap over the years. A gutter full of wet debris is heavy and the extra load drags the gutter down. Once the fall is lost, water sits at the low point and spills over.
Here are some of the things we see often:
- Cracked or loose downpipes
- Rotten fascias or stained soffits
- Valley or box gutters that overflow inside
- Overflowing eaves gutters
If you own a rental within reach of Teynham station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
