Thermal roof surveys in Bapchild

Thermal roof survey in Bapchild

Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging frequently helps most. Patterns can suggest where water is trapped under the covering. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we combine the camera with an inspection from the loft where there is safe access. We survey pitched roof slopes, insulated roof spaces and commercial roofs, and common reasons people get in touch are damp around roof outlets and upstands and damp patches with no obvious cause.

In a small place like Bapchild, open ground can mean strong wind. High wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

What we do, step by step

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes roughly 1–2 hours at a typical home, and more on a big or complicated roof. For a village or hamlet like Bapchild, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We look at the roof from ground level, from windows and from the roof itself where it is safe.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. You get a report with thermal images, photographs and our recommendations.

Before the survey

  • Show us where any leaks or stains appear
  • Find any records of previous roof work
  • For flats, make sure roof access has been agreed

Useful tips for Bapchild property owners

Most of what helps is simple and safe from ground level. Our suggestions:

  • Note where damp appears and after what weather
  • Clear a path to the loft hatch before we arrive
  • Don’t switch the heating off before the visit
  • Clear leaves from outlets and gutters each autumn

The report explains the conditions on the day and how they affected the images. That way you know how much weight to give each finding.

Have small defects in the covering fixed early. Water that gets under a covering can spread a long way before it shows.

Flying and imaging in Bapchild

The coast is about 4 miles or less from Bapchild, and coastal wind can be strong. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

Anyone responsible for a site like Rodmersham School will know that big roofs are where aerial photos and thermal images show the most at once. If yours is one of the older homes in the streets near Church of St Nicholas, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. With Belmont House and Gardens about 4.6 miles south-east, the area around Bapchild has a long history. For older roofs nearby, a look from the air or with a thermal camera is a hands-off way to check condition.

Bapchild questions

Will you come out to Bapchild?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Is Bapchild in the area you cover?

Yes, Bapchild is one of the places we work. The survey and report are the same in Bapchild as anywhere else, and visits run on weekdays and weekends.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

Is this a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Does thermal imaging work on slate and tile roofs?

It can be useful, though pitched roofs are typically harder to read. The air space under slates and tiles can hide patterns, so we also look from the loft where it is safe.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, with photos throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. We will talk about access when booking.

When you need someone else

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Proving moisture from the images alone
  • An energy rating for the building
  • Readings unaffected by sun, shade or reflections

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before booking. The full list of what we check.

DIY checks: what’s safe

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

How we price thermal roof surveys

Not every roof costs the same to survey, for these reasons:

  • The roof’s overall size
  • The number of roofs, including extensions and garages
  • Any need for thermal images or a drone flight
  • Commercial roofs and larger buildings

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

What we need to know

Getting the details right at the start saves time. It helps to include:

  • Any photos you have, taken from ground level or a window
  • Your timetable, such as an exchange date
  • What made you get in touch
  • Any stains, drips or damp patches you’ve seen indoors

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, phone 07833 053749 or send us an email.
