What we look for on each type of roof

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and crack. We look at the joints, brackets and falls.

Fascias and soffits

On buildings from before 2000, soffits may be asbestos cement. Any we think could be are flagged for a specialist asbestos surveyor to check.

Gutter surveys for homes and businesses in Radfield

Eaves gutters at the front of a building are easy to spot, but many are not. Valley, parapet, box and secret gutters can overflow inside the building when they block. We look at them as far as they can be seen safely using vantage points, the loft space and the roof itself where safe. Many leaks indoors start at a hidden gutter. We survey parapet and box gutters, fascias and soffits and outlets and hoppers, and people most often book us about hoppers and outlets full of debris and leaks at the gutter joints.

Somewhere as small as Radfield, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is normally the chimneys and lead flashings that need work first.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What affects the cost of gutter surveys

To price your survey, we check:

  • How tall the building is and how easy the roof is to see
  • Any need for thermal images or a drone flight
  • Extra roofs, like extensions, dormers or garages
  • Which survey package you book

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Gutter survey starts from £150, including VAT.

Local roofs in Radfield

Radfield lies within about 3 miles of the sea, so there is more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

With Belmont House and Gardens about 4.9 miles south-east, the area around Radfield has a long history. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is. Landlords with a home close to Teynham station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. For site and facilities teams at buildings such as Teynham Parochial Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Radfield is about 2 miles east of Sittingbourne, in Kent. Radfield gets the same service as everywhere else we work: a careful inspection, photographs and a written report. Our Kent coverage includes Radfield and the places around it. We also survey roofs in Maidstone.

Landlord and commercial surveys in Radfield

Freeholders and residents’ companies use a roof report to plan and budget.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant in advance.

How it works

We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect about one to two hours at a house, depending on how many gutter runs and downpipes there are. Older rural homes like those around Radfield can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. First, you tell us what you’ve seen, such as overflows or damp.
  2. The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
  3. We check hidden gutters, like valleys and parapets, where it’s safe to see them.
  4. We look in the loft space, where there is safe access, for signs of water getting in.
  5. We send a written report with photos and clear recommendations.

DIY checks: what’s safe

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What happens if roof problems are left?

Clearing gutters removes the debris, but it doesn’t tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes, so you know whether there’s more to it. Outbuildings and barns around Radfield are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

Common questions in Radfield

Is the coastal weather around Radfield hard on roofs?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

I let a flat near Teynham station. Can you check the roof?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

What happens next?

You’ll get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Can you inspect my roof with a drone?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.

Can the survey be at a weekend?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. To book, phone 07833 053749 or send us an email.

Do you check valley and parapet gutters?

Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Parts of them may not be visible, and we will note that in the report.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
