Gutter survey in Tonge: what you get

We carry out gutter surveys in Tonge as part of our cover across London and the South East. We inspect everything we can see safely from ground level, windows, the roof space and the roof where it’s safe. Time on site usually takes roughly 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. The written report follows, with photographs and recommendations. We survey valley gutters, outlets and hoppers and parapet and box gutters, and common reasons people get in touch are choked outlets or hopper heads and leaves and moss blocking gutters.

Some older homes in villages like Tonge are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

How the survey changes by roof type

Cast iron gutters

Cast iron gutters and downpipes are found on many older buildings. They last well when painted, but rust where the paint fails.

Aluminium and other metal gutters

Long metal gutter runs on larger buildings can hide blocked outlets, so we check the outlets carefully.

Honest limits

A survey is a close look at the gutter, but it can’t do everything. The main limits are:

  • What’s behind fascias and inside walls
  • Confirming asbestos in older rainwater goods
  • Underground drains, which need a CCTV drain survey

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you before booking. The full list of what we check.

What we look at

  • Fascias and soffits
  • Outlets and hoppers
  • Valley gutters
  • Eaves gutters
  • Parapet and box gutters
  • Downpipes

How the survey works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. Older rural homes like those around Tonge can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it is safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

How to prepare

  • Tell us where we can park nearby
  • For flats, check roof access has been agreed
  • Have any paperwork from past roof work to hand

Getting a price

Photos help, if you have them. Pictures from the ground or a window are fine; never climb up to get a better view. To get started, phone 07833 053749 or drop us an email.

Advice

Checking the roof from the ground

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Before and after the survey

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Do not leave hidden gutters out of a clear-out
  • Don’t climb a ladder to look in the gutters
  • Look for new stains on ceilings below valleys after rain
  • Check that downpipes are firmly fixed to the wall

How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. It’s sent to you by email once it is done.

Get trees and climbers near the eaves trimmed back using someone with the right kit. Fewer leaves in the gutters means fewer blockages.

Tonge homes and their roofs

Tonge is within about 1 mile of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you let a flat or house near Teynham station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you live in an older home near Church of St Giles, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you live near a park such as Milton Creek Country Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

Tonge is about 2 miles east of Sittingbourne, in Kent. Houses, flats, blocks and commercial buildings in Tonge can all book gutter surveys, with a written report and photographs every time. Our Kent coverage includes Tonge and the places around it. For surveys nearby, see our Maidstone page.

Questions from Tonge

Do roofs near the sea, like those around Tonge, take more of a battering?

It can do. Tonge is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

I let a flat near Teynham station. Can you check the roof?

Yes, landlords and agents book with us as well as owners. You can call 07833 053749 or email us with the address and some details.

Do you test soffits or gutters for asbestos?

No, that needs a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so it can be checked before work starts.

When does the report arrive?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when booking.

Can a gutter survey explain damp on my walls?

The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We can’t see inside the wall itself, so we report on what’s visible.

What do I do with the report?

The report arrives by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We can only inspect what we’re given access to.

What happens if roof problems are left?

A gutter clear-out takes the leaves away but it won’t explain why water keeps spilling over. Our survey also looks at falls, joints, brackets, outlets and downpipes, so you know whether there’s more to it. For older village homes like those around Tonge, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.
