Kemsley Gutter Survey
A survey of gutters, valleys, outlets and downpipes around Kemsley, with findings in writing and pictures to back them up. Weekday and weekend visits available.
- Downpipes that are split or coming away
- Fascia boards damaged by overflowing water
- Leaks at the gutter joints
What happens if roof problems are left?
Clearing gutters removes the debris but it won’t explain why water keeps spilling over. Our survey also looks at falls, joints, brackets, outlets and downpipes, so you know whether there is more to it. Tradespeople may need to travel further to a smaller place like Kemsley, so it’s useful to plan roof work rather than call someone out in a hurry. A survey gives you that notice.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

About our gutter survey in Kemsley
We survey gutters and rainwater systems in Kemsley and right across London and South East England. We inspect everything we can see safely, from the ground, from windows and from the loft space. A visit typically takes an hour or two for most houses, and more on a big or complicated roof. Afterwards, you get a written report with photos and recommendations. If you’ve noticed leaking or loose downpipes and leaves and moss blocking gutters, we can find out what’s behind it, on downpipes, eaves gutters and fascias and soffits alike.
Trees around homes in smaller places like Kemsley drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. It’s the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from ground level.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Signs you need a gutter survey in Kemsley
Valley, parapet and box gutters are often lined with lead or a sheet material. Splits and blocked outlets in these gutters can send water straight into the building, because there is no outer edge for it to spill over. Lead is also a target for theft.
Problems we come across frequently include:
- Cracked or loose downpipes
- Water backing up from a hidden gutter
- Gutters full of debris and silt
- Brackets that have dropped or snapped
The streets around a church like Parish Church of the Holy Trinity are often among the oldest in a place, and if you own one of the older houses nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.
Choosing a roof surveyor
- When you’ll get the report
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Whether the loft space is looked at, where there is one
- Their insurance cover

How the survey changes by roof type
Aluminium and other metal gutters
Metal gutters can suffer at joints and where different metals meet. We record any corrosion or leaks we see.
Plastic (uPVC) gutters
Plastic rainwater systems are common on homes of many ages. As the seals age, joints can start to drip, and brackets can sag under load.
Kemsley questions
I let a flat near Kemsley station. Can you check the roof?
Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or drop us an email with the address and what you need.
How do I find out if my home in Kemsley is listed?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
How long does a gutter survey take?
It normally takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. We’ll give you an idea as you book.
Do I need to be at home?
That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.
Will you look at parapet and box gutters as well?
Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Some may only be partly visible, and we’ll note that in the report.
Do you need to get into the loft?
Typically, if there is one and it can be reached safely. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.
What happens after the survey?
You’ll receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
What happens on the day
A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It usually takes about 1–2 hours on an ordinary house, and more on a big or complicated roof. Parking around Kemsley is typically easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.
- First, you let us know what you’ve seen, such as overflows or damp.
- The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
- We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
- Where the loft can be reached safely, we check it for staining or damp.
- The findings are written up with photos and recommendations.
How to prepare
- Make sure the loft hatch can be reached
- Find any records of previous roof work
- Make a note of anything you’d like us to look at

Advice
What a gutter survey looks like in Kemsley
The coast is about 2 miles or less from Kemsley, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Take a building like Kemsley Primary Academy: a written record of a large roof helps plan work for the holidays rather than in term time. For landlords with property near Kemsley station, the gap between tenancies is a good time to have the roof looked at.

What this survey can’t tell you
A survey is a careful look at the gutter, but it cannot do everything. Its limits include:
- Rot or damp concealed behind fascias or inside walls
- Pipes below ground level
- The inside of a downpipe along its whole length
