Electronic leak detection near Radfield

Electronic leak detection for homes and businesses in Radfield

Some flat roofs cannot be tested electronically. Certain membranes conduct electricity, and some build-ups lack the layer the test needs below the membrane. We will say if ELD will not work on your roof at the start. Telling us what you know about the roof’s membrane and layers helps, including drawings, specifications or the roofer’s paperwork. It saves a wasted visit. If you’re worried about water coming in under a flat roof and gaps at membrane joints, a survey will tell you what’s going on.

Older buildings in small places like Radfield may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photograph. It records what’s sound as well as what is not.

Do you need electronic leak detection in Radfield?

When the membrane is buried, holes cannot be seen at all. Electronic methods can help on some of these roofs, depending on the build-up.

Here are some of the things we see often:

  • Breaches around outlets and penetrations
  • Damage from equipment installers
  • Leaks that return after repairs
  • Stains far from any visible defect

If you live in an older home near Church of St Lawrence, flat-roofed rear additions and dormers added over the years are worth checking.

Choosing a roof surveyor

  • What the survey will not cover
  • Whether the inside of the roof is included
  • Is VAT included in the price?
  • What experience they bring

What’s in a roof survey

What we cannot see

It is useful to know what a survey will not do before booking:

  • Repairing the breaches (that is for your roofer)
  • Build-ups without a suitable layer below
  • Sections we can’t safely access

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before you book. The full list of what we check.

Roof types and parts we check

  • Green roofs
  • Single-ply roofs
  • Roof terraces and balconies
  • Flat roof membranes
  • Liquid-applied waterproofing
  • Commercial flat roofs

How the survey works

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. A typical survey takes more time on a big roof than a small one, and the build-up of the roof makes a difference too. In a small place like Radfield, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First, you let us know about the roof build-up and where water is showing.
  2. We check that the membrane and build-up suit electronic leak detection.
  3. The method depends on the membrane and what sits above and below it.
  4. Testing runs across the roof to locate breaches in the membrane.
  5. You get a report showing where each breach is, for your roofer to repair.

How to prepare

  • Leave side gates unlocked
  • Check the loft hatch can be reached
  • Gather any invoices or paperwork from past roof work

Advice

Checking the roof from ground level

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Different roofs, different checks

Inverted and paved roofs

A terrace or paved roof hides the waterproofing. Whether it can be tested depends on the build-up.

Green and ballasted roofs

ELD is easier on a new roof before it’s covered.

Common questions in Radfield

Do you cover smaller places like Radfield?

Yes. Radfield is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

How do I find out if my home in Radfield is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Does the weather affect the survey?

Light rain does not normally stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we will arrange another day with you.

How quickly is the report sent?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

What is electronic leak detection?

It uses an electrical current to find breaches in a flat roof membrane. The current only gets through where the membrane is breached, which shows us where the hole is.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when booking.

Are you structural engineers?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Leave it or get it looked at?

Patching where you think the leak is often misses it. Testing shows where the membrane is actually breached. For older village homes like those around Radfield, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

Why us?

  • Every finding written up with photos
  • Visits on any day of the week
  • An independent look at the roof

Flat and commercial roofs around Radfield

The coast is about 3 miles or less from Radfield, and being near the sea means more wind and salt than a roof inland would face. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. About 4.9 miles south-east lies Belmont House and Gardens, a reminder of how long the area around Radfield has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

For site and facilities teams at buildings such as Teynham Parochial Church of England Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. Landlords with a home close to Teynham station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
