Bogle homes and their roofs

Bogle is within about 3 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. With Belmont House and Gardens about 4 miles south-east, Bogle sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

If you let a flat or house near Teynham station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you live in an older home near Church of St Peter and St Paul, its roof may have old fixings, lead flashings and chimneys that need a closer look. Take a building like Lynsted and Norton Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Bogle is about 3 miles south-east of Sittingbourne, in Kent. Bogle is one of many places we visit across Kent, for homes and businesses alike. Our area takes in places right across Kent, large and small. We also survey roofs in Maidstone.

Gutter surveys in ME9 work the same way as everywhere else we cover. You’ll find streets such as Lynsted Lane and Bogle Road, all of which we cover. Neighbouring places we cover for gutter surveys include Lynsted (1 mile south-west), Radfield (1 mile north-west), Bapchild (1 mile west), Rodmersham (1 mile west) and Erriottwood (1 mile south). About our gutter survey in Bogle

We carry out gutter surveys in Bogle as part of our cover across London and the South East. We inspect everything we can see safely, from ground level, from windows and from the loft space. Time on site typically takes roughly 1–2 hours for most houses, with bigger or more complicated roofs taking longer. Afterwards, you get a written report with photos and recommendations. If you’ve noticed leaking or loose downpipes and gutters overflowing in heavy rain, a survey will tell you what’s going on.

Somewhere as small as Bogle, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it is normally the chimneys and lead flashings that need work first.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

FAQs for Bogle

Is my home in Bogle listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Can a landlord with a rental near Teynham station book a roof survey?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

Do you survey underground drains?

No. We check above-ground rainwater only down to where the downpipes reach the ground. If a drain below ground looks like the cause, the report says so.

How soon will I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

What will the report tell me?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. The most urgent items are made clear.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we’re allowed to reach.

Do I need to be at home?

Not always. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.

Leave it or get it looked at?

A dripping joint or sagging bracket won’t get better on its own. Every downpour adds to the damage on the walls, the fascias and sometimes the rooms inside. Getting it surveyed now shows what needs attention first. In a small place like Bogle, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, access and the package you choose.

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

How it works

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It normally takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. In a small place like Bogle, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
  4. We look in the loft space, where there is safe access, for signs of water getting in.
  5. You get a report with photos and recommendations.

Before the survey

  • Find any records of previous roof work
  • Move anything stored under the loft hatch

Related advice

Different roofs, different checks

Box and secret gutters

Box and secret gutters frequently cause leaks indoors. We check the outlets, linings and overflows where safe.

Plastic (uPVC) gutters

On plastic systems, slipped joints are one of the most common faults. We record each one we can see.

Before and after the survey

Over many surveys, some simple habits stand out as worth the effort:

  • Check from the ground or a window, not a ladder
  • Have gutters cleared at least once a year
  • Have overhanging branches cut back
  • Include valley, parapet and box gutters when clearing

Questions about the report are welcome. With the Standard Survey there is a follow-up consultation and the Premium Survey comes with an in-person one.

Watch your gutters from the ground or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • What’s hidden inside a downpipe
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Pipes below ground level
