Bogle Chimney Survey
A survey of chimney stacks, pots, flashings and flaunching for Bogle, from an experienced roof surveyor. Every survey comes with a written report and photos.
- Spalled or crumbling bricks
- A chimney out of line
- Eroded joints in the brickwork
Honest limits
To be straight with you, there are limits to any roof survey:
- Hidden sides of a shared stack
- The inside of the flue, which needs a sweep or flue specialist
- A structural engineer’s assessment

Chimney survey in Bogle
On terraced and semi-detached houses, a chimney stack is often shared with next door. We inspect the parts we can see safely and the parts the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it and you can then discuss it with them. Everything is written up with photos and what we recommend. We survey chimney breasts, brick chimney stacks and flaunching, and common reasons people get in touch are bricks with flaking faces and flashings pulling away from the stack.
Somewhere as small as Bogle, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
After the visit, you get a report with photographs, sent by email. It sets out the condition of the chimney stack, any defects and our written recommendations.

Common roof problems in Bogle
Lots of homes have redundant stacks. A stack sealed without ventilation can trap damp. That can lead to damp patches on chimney breasts, even with the roof in good order.
We’re often asked to look at:
- Damp on a chimney breast inside
- Spalled or crumbling bricks
- Damaged chimney pots and cowls
- Cracked or missing flaunching
Take a building like Lynsted and Norton Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Choosing a roof surveyor
- What’s outside the scope of the survey
- Do they have a CAA Flyer ID and Operator ID for drone work?
- How long they’ve been surveying roofs
- Are they insured for the work?
What affects the price in Bogle
A few things affect what a survey costs:
- How complicated the roof is, with its valleys, chimneys and parapets
- Extra roofs, like extensions, dormers or garages
- Building height and the viewpoints available
- House, block, shop or office
For a price for your roof in Bogle, call 07833 053749 or email us and let us know about the roof. The price is agreed before a date is set.
What we need to know
You don’t need to know any roofing terms. It is enough to let us know:
- The type of building and roof, like pitched or flat
- Your timetable, like an exchange date
- Any marks or damp showing indoors
- Anything about access we should know
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, phone 07833 053749 or send us an email with the address and the days you’d prefer.
How it works
We do not take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof cannot be seen, the report says so. The survey typically takes an hour or two on an ordinary house; commercial roofs usually need 3–4 hours. Cottages and farmhouses around Bogle often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- We inspect each stack from safe viewpoints outside.
- Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
- Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
- The findings are written up with photographs and recommendations and emailed to you.
Before the survey
- If the roof is shared, arrange access with whoever manages the building
- Keep pets inside or away from the areas we’re looking at
- Have keys ready for side gates, garages or roof access doors
Book a survey
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or send us an email when you’re ready.
Advice
For landlords and managing agents
We survey roofs for letting agents and landlords as well as householders. A photo-illustrated written report gives you a clear record of the chimney stack, useful for planning maintenance.
Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.
Useful tips for Bogle property owners
You don’t need to be a roofer to help. Here’s what helps most:
- Remove aerials or dishes from the stack if they’re no longer needed
- Look at the chimneys with binoculars after a storm
- Keep track of stains on chimney breasts
- Use a Gas Safe registered engineer for gas appliances
If the report recommends a structural engineer, a sweep or a Gas Safe registered engineer, it will say why. That helps you brief them.
Have aerial and dish brackets on the stack checked, and moved if they’re working it loose. Less load on the stack means less strain in wind.
Chimney surveys around Bogle
Bogle is within about 3 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
Historic houses such as Belmont House and Gardens, about 4 miles south-east, show how far back building around Bogle goes. Older homes in the area may have roofs that need matching materials when work is done. If you own a rental within reach of Teynham station, the gap between tenancies is a good time to have the roof looked at.

Common questions in Bogle
Does a conservation area affect roof work in Bogle?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Is Bogle within the area you cover?
Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.
Can you survey at the weekend?
Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.
How do you inspect a chimney without scaffolding?
We look from ground level, from windows and from the loft where it’s safe. Where applicable, our Premium Survey adds a drone inspection for a closer view. The report is clear about anything that couldn’t be seen.
When does the report arrive?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when booking.
Why is my chimney breast damp?
It can come from several places: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. Our survey checks each of these and records the likely cause.
Do I need to be at home?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
