New roof snagging near River

Questions from River

Will you come out to River?

Yes, River is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

How do I find out if my home in River is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

How much time does a snagging visit need?

It usually takes roughly 1–2 hours for a typical new house roof, longer where the roof is large or complicated. You will know roughly how long when we arrange it.

Does this replace a RICS home survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Do you use drones?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

How much is new roof snagging?

Prices start from £150, including VAT. The price depends on the size of the roof and the access. For a price, call 07833 053749 or send us an email.

Do you check new-build roofs?

Yes. We inspect the roof as far as it can safely be seen and photograph what we find. It’s worth booking before your builder’s defects period ends.

New roof snagging for homes and businesses in River

Replacing a roof costs a lot, so it makes sense to check the work before you pay the final bill. Our new roof snagging inspection looks for faults and unfinished work on the roof and around the property. The findings go into a written report with photos that you can pass to your roofer. It’s an independent check, separate from the roofer who did the work. We survey replacement roofs, new-build homes and ridges and verges, and common reasons people get in touch are gutters blocked by building debris and underlay not dressed into the gutter.

Bungalows, chalet bungalows and older cottages are common in smaller places like River, and many have been extended or had dormers added. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. That applies whether you are buying in River or checking a new roof there. Snags and wear both tend to show at dormer lead work and along flat-roof edges.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

When to book a survey in River

Most homeowners can’t get a good look at their new roof. From the pavement, many faults are invisible and you may be asked to pay anyway.

Here are some of the things we see frequently:

  • Signs of condensation in the loft space
  • Loose or badly finished ridge tiles
  • Poorly finished verges
  • Loose flashings at walls or chimneys

For an older house near a landmark such as Church of St Peter, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

Before you book anyone

  • Their drone registration, if they fly one
  • When you’ll get the report
  • Their track record with similar roofs
  • What insurance they carry

What a good roof survey covers

Checking the roof from the ground

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

Before and after the survey

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Check lower roofs and walls after scaffolding comes down
  • File all paperwork for the new roof
  • Tell your roofer the work will be inspected
  • Note the end of any warranty or defects period

You receive a written report with photos of each snag and written recommendations. Pass it on to your roofer or builder.

Watch for leaks, damp or loose pieces in the first months. It is simpler to raise problems soon after the job.

What happens on the day

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes between one and two hours at most homes, and more on a big or complicated roof. For a survey in River, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. We agree what to focus on, such as a payment date or a warranty period ending.
  2. We inspect as far as safe access allows.
  3. We work through ridges, verges, valleys and flashings.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. You receive a report to share with your roofer.

Before we arrive

  • Point out any leaks or damp patches
  • Find any records of previous roof work
  • Leave side gates unlocked

Getting a price

A quick phone call is usually the easiest start: call 07833 053749 or drop us an email, and we will ask about the building and what you need. The price is agreed before a date is set.

Buying a home or a new roof in River

The coast is about 2 miles or less from River, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale, so exposed details get a proper look whether you’re buying or signing off new work. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

If you own a rental within reach of Kearsney station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Why act early in River

Raising snags before the final payment is normally simpler. Once the job is paid and the roofer has moved on it can be harder to get them back. A snagging report gives you something specific to raise. In an older home around River, water from a roof defect can get into timber and plaster, and that is a much bigger job than the original defect.

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400. You will know the price for your survey before booking.
