FAQs for River

Does a conservation area affect roof work in River?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Will you come out to River?

Yes, River is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is ponding on a flat roof a problem?

Water that lies on a flat roof for days is a sign that something needs attention. It could be the outlets, the falls or a deflecting deck. The survey looks at each and records the likely cause.

How long will you be at the property?

Time on site depends on the roof, but most surveys take about one to two hours for a small flat roof at home, and longer for a large commercial one. The report is sent afterwards by email.

How many years has my flat roof got left?

We do not give a fixed number of years, because it depends on upkeep, weather and how the roof was laid. Our report describes the condition and what needs doing, and when.

What does the report include?

It explains what we saw, what it means and what we’d suggest, backed by photos. It also says if any part of the roof couldn’t be seen safely.

Will you check the loft?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.

How a flat roof survey works in River

Flat roofs deal with rain in a very different way from pitched ones. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. That way, defects are found before they reach the room below. We survey single-ply membranes, felt flat roofs and GRP fibreglass, and people most often book us about raised blisters across the surface and cracked or split membrane.

Outbuildings, garden rooms and garages in places like River often have flat roofs of their own. They’re rarely looked at until something gets wet. It is worth mentioning them when booking, so the visit can include them. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.

Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the flat roof, any defects and our written recommendations.

Signs you need a flat roof survey in River

Water that doesn’t drain sits on the roof and speeds up wear. Blocked outlets, poor falls and a sagging deck are the usual causes. Where trees are close by, leaves and silt can block an outlet within a single autumn.

A survey makes sense if you’ve noticed:

  • Loose or cracked edge trims
  • Upstands pulling away from walls
  • Outlets that hold water back
  • Dips that suggest the deck is deflecting

If you let a flat or house near Kearsney station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Local flat roofs in River

River is within about 2 miles of the coast, so there’s more wind and more salt in the air than further inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.

For site and facilities teams at buildings such as River Primary School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. Take an older house close to Church of St Peter: flat-roofed rear additions and dormers added over the years are worth checking.

River is about 1 mile north-west of Dover, in Kent. Surveys in River work the same way as everywhere we cover: a close look at whatever is safely visible, photos and a clear written report. Across Kent, we cover River. Our Canterbury page covers surveys nearby.

Surveys in CT17 and CT16 are booked the same way as anywhere else. That includes homes and businesses on Lower Road, Minnis Lane and London Road and the roads around them. Close by, we survey roofs in Kearsney (1 mile north-west), Temple Ewell (1 mile north-west), Dover (1 mile south-east), Whitfield (1 mile north-east) and Maxton (2 miles south). Tips from our surveys

These tips come from what we see on roofs every week, before and after a survey:

  • Never stand on rooflights or fragile sheeting
  • Watch the ceilings below the flat roof for stains
  • Plan a survey before the covering reaches the end of its usual life
  • File the paperwork for the roof and any repairs

Landlords, owners and managing agents can keep the report as a dated record of the roof. It helps when planning maintenance budgets, and it makes changes easy to spot at the next survey.

Check the roof from a window after a downpour. Water still lying a day or two later is worth getting looked at.

How the survey changes by roof type

EPDM rubber

An EPDM rubber roof is usually one large sheet, bonded to the deck. We check the laps, the edges, the corners and any punctures.

Felt and built-up roofs

Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.

DIY checks: what’s safe

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What we do, step by step

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes about one to two hours on an ordinary house, with bigger or more complicated roofs taking longer. A visit to a smaller place like River is no different on the day: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

Before the survey

  • If it is not your property yet, arrange access through the agent
  • Keep pets inside or away from the areas we’re looking at
  • Agree roof access with the managing agent if it’s shared

Getting a price

A quick phone call is typically the easiest start: phone 07833 053749 or email us, and we’ll ask about the building and what you need. The price is agreed before a date is set.

Advice

Why it is worth a survey now in River

Flat roofs cannot usually be seen from the street, so they’re often overlooked. Many owners only find out a roof is worn out when water comes through. A survey every few years stops that from catching you out. Blocked gutters on homes around River overflow and soak walls. Dealing with the cause is simple; drying out a wall is not.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We can help you choose the package that fits what you want to find out.
