Gutter survey in River, Kent
Not sure what state the gutter is in? You can book a gutter survey in River and across Kent, with plain-English findings.
- Leaves and moss blocking gutters
- Sagging gutters and loose brackets
- Leaking or loose downpipes
How a gutter survey works in River
Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t and that normally means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a report with photos. If you’re worried about joints that drip after rain and downpipes that are split or coming away, a survey will tell you what’s going on.
In a smaller place like River, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A proper look shows whether anything has started to loosen. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How the survey changes by roof type
Box and secret gutters
Box and secret gutters often cause leaks indoors. We check the outlets, linings and overflows where safe.
Lead-lined valley and parapet gutters
Some older roofs have a central valley running to the back and if it blocks, water can come indoors. It is inspected as far as safe access allows.
River: your questions answered
Do roofs near the sea, like those around River, take more of a battering?
It can do. River is within about 2 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Can a landlord with a rental near Kearsney station book a roof survey?
Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or email us with the address and what you need.
How many surveys have you done?
We have completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.
Are you structural engineers?
No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.
What happens after the survey?
The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Can the survey be at a weekend?
Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. Just phone 07833 053749 or use the contact form to arrange it.
What does the report include?
It explains what we saw, what it means and what we’d suggest, with photos throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
Can I check my roof myself?
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.
Why get it checked now?
Damp walls are sometimes blamed on the wrong thing. If a leaking gutter or downpipe is the source, other work on the wall will not stop it. A gutter survey helps rule the rainwater system in or out. Around River, leaves and moss in gutters lead to overflowing water and damp walls, especially where trees overhang. Dealing with the cause is simple; drying out a wall is not.
Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

How it works
We don’t take risks to get a closer look. We inspect what can be seen safely, and anything we can’t see is noted in the report. Most visits take about 1–2 hours for a house, and longer for a large or complex roof. In a smaller place like River, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside.
- First, you let us know what you’ve seen, like overflows or damp.
- We look along the gutters, downpipes and fascias from ground level and from windows.
- We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
- The loft space is checked for water marks if it’s safe to get into.
- You get a written report with photos and recommendations.
Getting ready for the survey
- Have keys ready for side gates, garages or roof access doors
- For flats, make sure roof access has been agreed
- Clear the way to the loft hatch

Advice
Signs you need a gutter survey in River
Some gutters may be too small, or have too few downpipes, for the roof they serve. Added roof area from an extension can load an older gutter, and a heavy downpour shows up the problem.
A survey can pick up problems such as:
- Fascia boards damaged by overflowing water
- Water backing up from a hidden gutter
- Cracked or loose downpipes
- Blocked outlets and hoppers
If you look after a building such as River Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

River homes and their roofs
River lies within about 2 miles of the sea, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Knowing the covering helps explain which parts of a roof are likely to need work first.
Landlords with a home close to Kearsney station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. The streets around a church such as Church of St Peter are often among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.
