Drone roof surveys for homes and businesses in River
A drone shows the outside of a roof very well, but it cannot see under the coverings or into the loft. Where there is safe access, we look in the loft space too, because the underside tells its own story. Together, the two give a fuller picture. Your report shows the drone photos alongside what we saw in the loft. If there is no safe loft access, the report says so. If you’ve noticed coverings that have slipped high up on the roof and ridge and hip pieces working loose, we can find out what’s behind it, whatever the roof.
Around River, a good many roofs are low enough to see partly from the garden or the street. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. Both depend on the weather on the day. Close-up images often show wear on ridges, verges and flashings that cannot be judged properly from ground level.
We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, with the urgent items made clear.

Can I check my roof myself?
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Drone roof surveys around River
River lies within about 2 miles of the sea, and wind near the sea can be strong. A small drone cannot fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Steep or complicated roofs are frequently hard to see from the ground, which is where aerial photos and thermal images help.
The streets around a church such as Church of St Peter are often among the oldest in a place, and if you own one of the older houses nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Common roof problems in River
Strong winds can lift slates, tiles and ridge pieces. It’s hard to tell from below what has shifted. A drone shows what has slipped, lifted or gone.
These are some of the problems a survey can pick up:
- Coverings that have slipped high up on the roof
- Standing water on a flat roof
- Worn lead at chimneys and walls
- Storm damage on steep or tall roofs
Anyone responsible for a site like River Primary School will know that a drone or thermal camera can show a large roof in a single visit.
Choosing a roof surveyor
- Whether you get a written report with photos
- How long they’ve been surveying roofs
- Their insurance cover
- Whether the roof space is looked at, where there is one
The survey, step by step
The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It typically takes roughly 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. Parking around River is typically easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.
- We start with the address and what you’d like checked.
- Airspace restrictions are checked and permission sought where needed.
- On the day, we check the wind, weather and site before flying.
- We fly the sub-250g drone close to the roof and photograph each area.
- The findings, photos and recommendations reach you by email.
Before the survey
- Make a note of anything you’d like us to look at
- If you are buying, check with the agent that we can get in
- Make sure pets are kept safely away

Related advice
River: your questions answered
Does a conservation area affect roof work in River?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Are there drone restrictions around River?
It depends on the exact address and the weather on the day. Before any flight, we check the Drone Safety Map for airspace restrictions. The flight also waits for calm, dry weather.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we are allowed to reach.
Is this a RICS survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Does the report include photographs?
Yes, plenty. Each finding is shown in a picture where possible, so you can see what we mean.
Do you work in River?
Yes. We carry out drone roof surveys in River, and the service is the same as everywhere else we work.
Is it a structural engineer’s report?
No. We’re roof surveyors, not structural engineers. We’ll recommend an engineer if we see signs that call for one.
Surveys for landlords and agents in River
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photos included.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the survey around it.
How the survey changes by roof type
Valleys and parapet gutters
Valleys and parapet gutters are hidden from the street. A drone shows linings, joints and build-ups of debris.
Large commercial roofs
Large commercial roofs cover a lot of ground. A drone photographs the whole surface methodically.
What affects the cost of drone roof surveys
Every roof is different, so prices are confirmed before you book. This is what makes a difference:
- The number of roofs, including extensions and garages
- Whether you choose the Basic, Standard or Premium Survey
- Commercial roofs and larger buildings
- Building height and the viewpoints available
Every price we give includes VAT, and the report is not charged as an extra. Our price is from £400, including VAT. Size, height and access decide where your roof falls.
What to let us know when you get in touch
A little information up front helps. Please include:
- Any marks or damp showing indoors
- Pictures from the garden or a window, if you have them
- The reason for the survey, like buying, a leak or storm damage
- Your postcode, so we can check access and travel
