Drone roof survey in Whitfield: what you get

From the air, the outer surfaces are clear, but it cannot see inside. Where there is safe access, we look in the roof space too, because the underside tells its own story. Inside and out together tell you far more. The report sets out what the drone showed and what we found inside. Where the loft can’t be reached safely, we note it. If you’ve noticed chimney tops in poor condition and ridge pieces that have lifted, a survey will tell you what’s going on, on fragile roofs, large and complex roofs and flat roofs on upper floors alike.

Around Whitfield, lots of roofs are low enough to see partly from the garden or the street. The parts you cannot see, such as rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. The forecast decides the day, as calm, dry conditions suit both. Even so, a close-up image frequently shows wear on ridges and flashings that a view from ground level misses.

Every survey ends with a written report, with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

Your questions about drone roof surveys in Whitfield

How do I find out if my home in Whitfield is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Can you fly a drone over a roof in Whitfield?

That depends on where the roof is and on the weather. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. Strong wind or heavy rain also stops a small drone flying.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

What does a roof survey cost?

Prices start from £400, including VAT. You will know the price for the job before booking, and it depends on the roof’s size, access and the package you choose. For a price, phone 07833 053749 or drop us an email.

What’s the best way to book?

It is easiest to phone 07833 053749 or drop us an email. Tell us the address and a little about the roof, and we will take it from there. Surveys run on any day of the week.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning. Tell us about it when you book and we’ll plan the survey around it.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, with photographs throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

What we’re asked to look at in Whitfield

Walking on some roofs does more harm than good. Old slates and clay tiles crack underfoot, and some sheet roofs are fragile. With a drone, the roof is photographed without anyone stepping on it.

Problems we come across often include:

  • Ponding and splits on a high flat roof
  • Lifted or split lead flashings
  • Hidden gutters full of leaves
  • Cracked flaunching or loose chimney pots

Take a building like Whitfield Aspen School: a view from above covers a wide roof far faster than walking it.

What a good roof survey covers

How the survey works

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take roughly 1–2 hours on an ordinary house, and more on a big or complicated roof. With a bit of garden around a house, as there frequently is around Whitfield, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.

  1. We start with the address and what you’d like checked.
  2. Any flight restriction at the address is looked at, with permission requested if required.
  3. On the day, we check the wind, weather and site before flying.
  4. The drone photographs the roof closely, kept in sight throughout.
  5. The findings, photos and recommendations reach you by email.

How to prepare

What you can safely check yourself

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What a drone roof survey does not cover

Every survey has limits, and it is better to know them up front. Bear these in mind:

  • Flying in a flight restriction zone without the airport’s permission
  • The underside of the roof (that needs an inside check)
  • Roofs and gardens beyond the one we are surveying

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and doesn’t.

Roof types and parts we check

  • Flat roofs on upper floors
  • Large and complex roofs
  • Valleys and parapet gutters
  • Chimney stacks
  • Tall and steep roofs
  • Fragile roofs

Prices for drone roof surveys in Whitfield

Prices vary from roof to roof, and it comes down to:

  • If the survey needs thermal imaging or a drone
  • How tall the building is and how easy the roof is to see
  • Features like valleys, chimneys, dormers and parapets
  • Which survey package you book

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Prices start from £400, including VAT.

What to tell us when you contact us

When you call or email, these details help:

  • Dates you are working to, like exchange
  • The address and postcode of the property
  • The style of property, from a terrace to a block
  • How the loft is reached, if there is one

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.

Airspace, weather and Whitfield roofs

Whitfield is within about 3 miles of the coast, where wind off the sea can be strong. A small drone cannot fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail.

For an older house near a landmark such as Church of St Peter, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

How the survey changes by roof type

Ridges and hips

Loose ridge pieces can be lifted in a storm. Finding them early keeps them from coming down.

Flat roofs on tall buildings

Felt often lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We record the signs of age we can see.
