Independent gutter surveys in Whitfield

How a gutter survey works in Whitfield

Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, frequently down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. If you’ve noticed leaking or loose downpipes and rotten fascias or stained soffits, a survey will tell you what’s going on, whatever the roof.

In a smaller place like Whitfield, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A careful look shows whether anything has started to loosen before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Whitfield: your questions answered

Is Whitfield within the area you cover?

Yes, Whitfield is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How do I find out if my home in Whitfield is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you need to get into the loft?

Usually, if there’s one and it can be reached safely. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.

Does the report include photographs?

Yes. Photographs are taken throughout the survey, and they go into the written report alongside our recommendations.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

How long does a gutter survey take?

For a house, expect about 1–2 hours on site, and longer for larger or complex roofs.

Is it a structural engineer’s report?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Why act early in Whitfield

Climbing a ladder to look in the gutters yourself is risky. From ground level you can spot drips and overflows but hidden gutters are another matter. We inspect as far as it is safe to see and put it in writing. In a smaller place like Whitfield, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Wind gets under it and lifts more.

Every price we give includes VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

What affects the cost of gutter surveys

All our prices include VAT. The things that change the price are:

  • How tall the building is and how easy the roof is to see
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The use of thermal imaging or a drone
  • Whether it is a home or a commercial building

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

Getting in touch

When you call or email, these details help:

  • Dates you’re working to, such as exchange
  • The style of property, from a terrace to a block
  • Where water is showing inside, if it is
  • Your postcode, so we can check access and travel

If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.

Whitfield homes and their roofs

The coast is about 3 miles or less from Whitfield, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Take an older house close to Church of St Peter: its chimney, valleys and lead work are likely to be the parts that need attention first. Living close to Old Park Hill is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. If you own a rental within reach of Kearsney station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Whitfield is about 1 mile north of Dover, in Kent. In Whitfield, as across Kent, every roof gets the same careful survey. Across Kent, we cover Whitfield. There is also a page for Canterbury.

Checking the roof from ground level

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

When you need someone else

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Gutters out of sight from each safe vantage point
  • Underground drains, which need a CCTV drain survey
  • Blockages deep inside downpipes

If in doubt, call 07833 053749 or email us and we will point you to the right survey before booking. What a survey covers and does not.

Roof types and parts we check

  • Outlets and hoppers
  • Parapet and box gutters
  • Eaves gutters
  • Valley gutters
  • Fascias and soffits
  • Downpipes

How the survey works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes an hour or two at a house, depending on how many gutter runs and downpipes there are. Some parts of a survey depend on the weather, so a visit to Whitfield is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Before we arrive

  • Find any records of previous roof work
  • Point out any leaks or damp patches
  • For flats, make sure roof access has been agreed

Advice

Useful tips for Whitfield property owners

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Look for green streaks or damp patches on walls
  • Look for downpipes coming loose
  • Check from the ground or a window, not a ladder
  • Look out for overflows when it pours

After any work is done, watch the gutters in the next heavy rain. Water should run to the outlets and away without spilling over, and if it doesn’t, raise it with whoever did the job.

Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they typically grow and spilled water harms brickwork and woodwork.
