Gutter survey in Kearsney, Kent
We carry out gutter surveys in Kearsney and the rest of Kent. Surveys run seven days a week.
- Rotten fascias or stained soffits
- Downpipes that are split or coming away
- Blocked outlets and hoppers
About our gutter survey in Kearsney
We look at the rainwater system above ground level, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey and we can’t see inside buried drains. Where water seems to be backing up from below ground, the report will say so, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We survey fascias and soffits, downpipes and parapet and box gutters, and the problems we’re asked to look at most are gutters that have fallen out of line and leaks at the gutter joints.
Around Kearsney, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from ground level.
Where we can’t see part of the gutter, the report says so. You’ll know exactly what was inspected and what wasn’t.

How we price gutter surveys
What a survey costs depends on the time and equipment it needs. The main factors are:
- The size of the roof
- Building height and the viewpoints available
- The type of building, from a house to a block or an office
- The package you choose: Basic, Standard or Premium
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.
What we need to know
Getting the details right at the start saves time. Please include:
- Where any leaks, stains or damp patches show inside
- Anything about access we should know
- Where the property is, with the postcode
- The reason for the survey, like buying, a leak or storm damage
Once you know what you need, phone 07833 053749 or send us an email. We will suggest a package, agree the price and find a date, weekday or weekend.
How the survey works
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take an hour or two for a house, with bigger or more complicated roofs taking longer. In a smaller place like Kearsney, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.
- We start by hearing about any drips, overflows or damp patches.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- We look in the roof space, where there is safe access, for signs of water getting in.
- The findings are written up with photographs and recommendations.
Before the survey
- Point out any leaks or damp patches
- Let us know about parking before the day
- Find any records of previous roof work

Roofs, chimneys and gutters in Kearsney
The coast is about 3 miles or less from Kearsney, so there is more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.
Take an older house close to Church of St Peter and St Paul: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Homes near green spaces like Old Park Hill can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.
Kearsney is about 1 mile north-west of Dover, in Kent. Surveys in Kearsney work the same way as everywhere we cover: a proper look at what can safely be seen, photographs and a clear written report. Across Kent, we cover Kearsney. Canterbury is in our area too.
Postcode districts we cover here for gutter surveys: CT16 and CT17. That includes homes and businesses on Park Road, Lower Road and The Avenue and the roads around them. Close by, we survey roofs in Temple Ewell (1 mile north), River (1 mile south-east), Whitfield (1 mile north-east), Wolverton (1 mile west) and Dover (1 mile south-east). Larger places within reach include Canterbury (12 miles north-west), Folkestone (6 miles south-west), Ramsgate (15 miles north-east), Deal (7 miles north-east), Hythe (10 miles south-west) and Walmer (7 miles north-east).

What we are asked to look at in Kearsney
Lots of tiled and slate roofs carry moss, and rain washes it down into the gutters. Mixed with grit from the roof, it settles as silt that slows the flow and gives plants somewhere to grow.
Look out for signs like these:
- Fascia boards damaged by overflowing water
- Gutters overflowing in heavy rain
- Leaks at the gutter joints
- Downpipes that are split or coming away
Landlords with a home close to Kearsney station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
Questions to ask before booking
- How much experience they have with roofs like yours
- Is VAT included in the price?
- Which viewpoints they use to see the roof
- How soon the report will arrive
Why it’s worth a survey now in Kearsney
Climbing a ladder to look in the gutters yourself is risky. You can see drips and overflows from the ground but hidden gutters are another matter. We inspect as far as it’s safe to see and put it in writing. Arranging work in a smaller place like Kearsney is easier with notice than in an emergency. A survey gives you that notice.
Every price we give includes VAT. Our price is from £150, including VAT. We confirm the price for your survey before booking.

Useful tips for Kearsney property owners
Small things make a difference. Our tips:
- Don’t leave hidden gutters out of a clear-out
- Note any damp stains below the gutters
- Leave gutter checks at height to someone equipped for it
- Keep climbers away from the eaves
Report times depend on the package you choose: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. We email it to you as soon as it is ready.
Have your gutters cleared at least once a year, and more often if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.
What we can’t see
We only report whatever is safely visible on the day, so some things are outside what a survey can do:
- What’s hidden inside a downpipe
- The inside of buried drains
- Parts of gutters that can’t be seen safely
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you. The full list of what we check.

Questions from Kearsney
How do I find out if my home in Kearsney is listed?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Do you cover smaller places like Kearsney?
Yes. Kearsney is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
What insurance do you have?
We hold professional indemnity and public liability insurance, for every survey we carry out.
How experienced are you?
We’ve completed more than 5,000 surveys, over more than 20 years.
What do I do with the report?
You receive the written report by email, with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.
Do I need to be at home?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
