How new roof snagging works in Ashley

Roof work frequently leaves debris behind. We look for broken tiles, offcuts and nails left in gutters and on lower roofs, and for damage to other parts of the building. It’s all recorded with photos. Gutters full of offcuts can overflow in the next heavy rain, and cracked lower roofs can leak. It is easier to raise them while the job is fresh. If you’ve noticed tiles or slates sitting out of line and missing or blocked roof ventilation, we can find out what’s behind it.

Older buildings in small places like Ashley may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

FAQs for Ashley

Is Ashley within the area you cover?

Yes, we do. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Do roofs near the sea, like those around Ashley, take more of a battering?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.

Do you check new-build roofs?

Yes, the inspection works the same as for a re-roof. You get a photo report of any snags to raise with the builder.

How soon after the work should I book a snagging inspection?

Once the roofer says the job is done, ideally before you pay in full. That leaves time to raise anything we find.

What’s the price of a snagging inspection?

New roof snagging starts from £150, including VAT. The price depends on the size of the roof and the access. To get a price, phone 07833 053749 or drop us an email.

Will you walk on the roof?

Only if it’s safe. We check everything that can be seen safely: from the ground, from windows, from inside the roof space, from the roof where it is safe and by drone where applicable. Anything we can’t see is noted in the report.

How much time does a snagging visit need?

A visit usually takes about 1–2 hours for most homes, depending on how much new work there is to check. We will give you an idea when booking.

How the survey changes by roof type

Valleys

Offcuts in a valley can hold water. We note anything left behind.

Flashings

Flashings close the gap where the roof meets walls and stacks. We check they’re dressed, fixed and pointed where they can be seen.

Tips from our surveys

Getting the most from new roof snagging starts before we arrive and carries on afterwards. Some tips:

  • Book snagging before the final payment
  • Agree snagging with your roofer at the start
  • Keep warranty papers safe

Questions about the findings are welcome. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person one.

Local roofs and buyers in Ashley

Ashley is within about 5 miles of the coast, where sea air brings more salt and stronger wind than inland. Corroded clips and nails and lifted ridge pieces are typical of exposed roofs near the sea, which is worth knowing before you buy or pay for new work. With Walmer Castle about 4.3 miles east, Ashley sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

If you let a flat or house near Martin Mill station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. If you live in an older home near East Studdal Church Hall, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

What a survey costs

Survey packages start from £150, including VAT. The price for your roof depends on:

  • Chimneys, valleys, parapets and other details
  • Height and safe access
  • Any need for thermal images or a drone flight
  • Extensions, dormers and garages with roofs of their own

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

Roof types and parts we check

  • New flat roofs
  • Flashings and valleys
  • Ridges and verges
  • Loft conversions and dormers
  • Replacement roofs
  • New-build homes

How the survey works

We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect an hour or two for a typical new house roof, longer where the roof is large or complicated. Older roofs in small places like Ashley can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First, you tell us what the roofer did and any concerns you have.
  2. The new coverings, ridge, hips and verges are inspected where it’s safe to see them.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it is visible.
  4. We look in the loft space, where there is safe access, and around the property for debris or damage.
  5. We send a report with photos of each snag.

Before we arrive

  • Let us know about parking before the day
  • Keep pets out of the way during the survey
  • Dig out any old roof reports or invoices
