Why get it checked now?

Some faults only show when water gets in. Checking early gives you a record of the roof’s condition at handover. For an older or listed building in a place like Small Hythe, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 including VAT. We can help you choose the package that fits what you’d like to know.

Why us?

  • Over 5,000 surveys carried out
  • An independent look at the roof
  • Covered by professional indemnity and public liability insurance
  • Two decades and more of roof surveys

How new roof snagging works in Small Hythe

Ideally, book snagging before you settle the final invoice, while the roofer is still on hand. If that’s passed, it’s worth checking before a defects or warranty period ends. That gives you time to raise any snags. Our report gives you a clear, photographed list of snags to send to your roofer in good time. We survey new flat roofs, loft conversions and dormers and flashings and valleys, and the problems we are asked to look at most are underlay ending short at the eaves and poorly finished verges.

Being in a small place like Small Hythe makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What new roof snagging looks like in Small Hythe

Smallhythe Place, about 0.2 miles south, is one of the historic houses in the wider area around Small Hythe. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

Do you need new roof snagging in Small Hythe?

Snags happen on many building jobs. Fiddly details are often where things go wrong particularly in poor weather.

Problems we come across often include:

  • Gutters blocked by building debris
  • Cracked lower roofs or marked walls after the work
  • Underlay not dressed into the gutter
  • Tiles or slates sitting out of line

For an older house near a landmark such as Church of St John the Baptist, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Before booking anyone

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Are they insured for the work?
  • Whether the inside of the roof is included
  • Whether the price includes VAT

What a roof survey includes

What a survey costs

The price reflects the time and kit the roof needs. The main factors are:

  • The roof’s overall size
  • Building height and the viewpoints available
  • House, block, shop or office
  • Features like valleys, chimneys, dormers and parapets

Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the price for the job before you book.

What we need to know

A little information up front helps. Please include:

  • Access details, such as a loft hatch or a shared roof
  • Pictures of the roof from a safe spot, if you have them
  • The type of building and roof, like pitched or flat
  • Where the property is, with the postcode

A quick phone call is usually the easiest start: ring 07833 053749 or email us. You’ll have a price before anything is arranged.

What new roof snagging doesn’t cover

In fairness, there are limits to any roof survey:

  • A promise that the roof won’t leak
  • What’s under the new coverings
  • Deciding who is at fault in a disagreement

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before booking. The full list of what we check.

What we look at

  • New flat roofs
  • Replacement roofs
  • New-build homes
  • Loft conversions and dormers
  • Flashings and valleys
  • Ridges and verges

What happens on the day

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes about one to two hours for most homes, depending on how much new work there is to check. Older roofs in small places like Small Hythe can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. You let us know what work was done and when.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and visible underlay at the eaves are looked at.
  4. We check the loft where safe and look for debris or damage.
  5. You get a photo report of each snag.

How to prepare

  • If it isn’t your property yet, arrange access through the agent
  • Leave a clear route to the loft
  • Keep pets inside or away from the areas we’re looking at

How to book

If you are buying, it is useful to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just call 07833 053749 or send us an email when you’re ready.

Advice

Small Hythe questions

Is Small Hythe within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

Does a conservation area affect roof work in Small Hythe?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Can you inspect the roof on a new-build home?

Yes. We check new-build roofs from safe vantage points and the roof space and record any snags. Book before the defects period runs out if you can.

Will you go up on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where applicable, and the report records anything we couldn’t see.

Does the weather affect the survey?

It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.

What’s the price of a snagging inspection?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. For a price for your roof, ring 07833 053749 or use the contact form.

What does a new roof inspection include?

We check the coverings, ridges, verges, hips, valleys and flashings plus gutters, ventilation and visible underlay at the eaves. We also look for debris left behind and damage to other parts.

Checking the roof from the ground

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.
