Landlord and commercial surveys in Smarden

We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the new roof, with photographs, which helps you plan work between tenancies.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.

New roof snagging in Smarden

We carry out new roof snagging in Smarden and across London and the South East. Time on site normally takes an hour or two for most homes, depending on how much new work there is to check. Everything visible from safe vantage points is looked at including by drone where applicable. A photo report follows. We inspect on weekdays and at weekends. We survey replacement roofs, new flat roofs and flashings and valleys, and the problems we’re asked to look at most are gutters blocked by building debris and loose or badly finished ridge tiles.

In a village or hamlet like Smarden, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

If any part of the new roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

The survey, step by step

We do not take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. Most visits take an hour or two on an ordinary house, with bigger or more complicated roofs taking longer. For a village or hamlet like Smarden, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. You let us know what work was done and when.
  2. The new coverings and roof edges are inspected as far as can be seen safely.
  3. We look at valleys, flashings, gutters and the underlay at the eaves.
  4. We check the loft where safe and look for debris or damage.
  5. Snags are listed in a written report with photographs.

Preparing for the visit

  • Clear the way to the loft hatch
  • Buyers: confirm access with the estate agent or seller
  • Note where any stains or damp appear

Advice

How we price new roof snagging

Not every roof costs the same to survey, and it comes down to:

  • Basic, Standard or Premium
  • Features like valleys, chimneys, dormers and parapets
  • If the survey needs thermal imaging or a drone
  • Height and safe access

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the price for your roof before booking.

Getting in touch

To price your survey accurately, we’ll ask about:

  • When you need the report by
  • Why you want a survey: buying, a leak, a storm or new work
  • The address and postcode of the property
  • The style of property, from a terrace to a block

Every survey is priced before it’s booked, so you know where you stand. Prices start from £150, including VAT. For a price for your roof, call 07833 053749 or send us an email.

Practical tips

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Diary the defects period end date
  • Agree snagging with your roofer at the start
  • Arrange the inspection before settling the final bill
  • Look for debris left in gutters from ground level

After the snags are sorted, watch the roof in the next heavy rain. If anything shows, tell your roofer straight away.

File the contract, invoices and warranty papers in one place. Add the snagging report to it.

Checking the roof from ground level

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.

Smarden questions

Is Smarden in the area you cover?

Yes. Our area covers London and the South East, and Smarden is part of that. You can ring 07833 053749 or send us an email with the address and some details.

Is my home in Smarden listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Does this replace a RICS home survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

What’s the best way to book?

Just ring 07833 053749 or use the contact form. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

Does someone need to be in?

Not necessarily. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

What this survey can’t tell you

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Whether the roof will leak in future
  • Details hidden from sight
  • Repair costs for putting snags right

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and does not.

New roof snagging around Smarden

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

Landlords with a home close to Pluckley station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full. Take an older house close to Church of St Michael: a survey will show how the roof has been repaired before, which helps you judge what’s coming.
