Need new roof snagging in Puddledock?

How it works

The visit has one job: to look at the new roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes between one and two hours for most homes, depending on how much new work there is to check. For a village or hamlet like Puddledock, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.

  1. First, you let us know what the roofer did and any concerns you have.
  2. We check the tiles or slates, ridges, hips and verges from safe vantage points.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it is visible.
  4. Where it is safe, we check the loft, then look for debris or damage left behind.
  5. The snags are written up with photos for you to share with your roofer.

How to prepare

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Dig out any old roof reports or invoices
  • Leave a clear route to the loft

New roof snagging in Puddledock: what you get

Replacing a roof costs a lot, so it’s worth having it checked before the final payment. Our new roof snagging inspection looks for faults and unfinished work on the roof and around the property. You get a photo-illustrated written report that you can pass to your roofer. We are independent of the roofer who did the job. If you’ve noticed gaps at new flashings and cracked mortar at the ridge or hips, we can find out what’s behind it, whatever the roof.

For a small place like Puddledock, the visit is planned like any other: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when booking, so the visit can be planned around them. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What happens if roof problems are left?

Defects and warranty periods have an end date. Checking the roof before it ends gives you time to raise anything we find. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for the job before booking.

What you get with us

  • CAA-registered drone operator (Flyer ID and Operator ID)
  • More than 20 years surveying roofs
  • Packages from £150, with VAT included
  • A photo-illustrated written report

Different roofs, different checks

Flashings

Flashings close the gap where the roof meets walls and stacks. We check they’re dressed, fixed and pointed where they can be seen.

Underlay and ventilation

Roof ventilation reduces the risk of condensation. Fitted vents are checked.

What affects the price in Puddledock

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • The shape of the roof and its details
  • The height of the building and how the roof can be seen safely
  • The package you choose: Basic, Standard or Premium
  • How many separate roofs there are, such as extensions, dormers and garages

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

What to let us know when you contact us

What helps most when you contact us:

  • Your timetable, such as an exchange date
  • The kind of building and roof involved
  • How the loft is reached, if there is one
  • Any stains, drips or damp patches you’ve seen indoors

We survey roofs on weekdays and at weekends. To arrange a day that suits you, phone 07833 053749 or use the contact form.

Signs you need new roof snagging in Puddledock

Owners often get in touch when the finish looks uneven or a leak appears. Others just want an independent check before paying before signing off the job.

Problems we come across often include:

  • Gutters blocked by building debris
  • Missing or blocked roof ventilation
  • Tiles or slates sitting out of line
  • Gaps at new flashings

If you own a rental within reach of Swanley station, a written report helps before buying a rental or paying for a new roof on one.

Questions to ask before you book

  • Whether the loft space is looked at, where there is one
  • Whether the price includes VAT
  • Whether any drone flown is registered with the CAA
  • Which parts of the roof they’ll actually see

What to expect from a roof survey

When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Areas out of view from every safe viewpoint
  • Repair costs for putting snags right
  • Fixings and underlay hidden under the coverings

If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before booking. What a survey covers and does not.

Roof types and parts we check

  • Replacement roofs
  • Ridges and verges
  • New-build homes
  • Flashings and valleys
  • Loft conversions and dormers
  • New flat roofs

Buying a home or a new roof in Puddledock

Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. Hall Place and Gardens, about 2.2 miles north, is one of the historic houses in the wider area around Puddledock. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

Take an older house close to St Peter: a survey will show how the roof has been repaired before, which helps you judge what’s coming.

FAQs for Puddledock

How do I find out if my home in Puddledock is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you cover smaller places like Puddledock?

Yes. Puddledock is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route as you book.

How many surveys have you done?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

How soon after the work should I book a snagging inspection?

Ideally before you make the final payment so snags can be raised while the job is still open. Otherwise, book before your defects or warranty period runs out.

Which parts of the roof does snagging cover?

All the parts of the roof we can see safely, including ridges, verges, valleys, flashings, vents and gutters. The roof space is checked where there’s safe access and check for damage left by the job.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
