Gutter surveys for homes and businesses in Puddledock
Damp patches on inside walls, stains below a valley or water running down the brickwork often trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, as far as can safely be seen. If the evidence points elsewhere, such as a flashing or the roof covering, we will say so, with a suggested next step. If you’ve noticed valley or box gutters that overflow inside and fascia boards damaged by overflowing water, we can find out what’s behind it, on eaves gutters, outlets and hoppers and valley gutters alike.
In a small place like Puddledock, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How the survey changes by roof type
Plastic (uPVC) gutters
Plastic rainwater systems are common on homes of many ages. As the seals age, joints can start to drip and brackets may drop under the weight of debris.
Cast iron gutters
Rust at joints and brackets is the usual weak point on cast iron. We note corrosion, cracks and leaking joints where they can be seen.
Puddledock questions
Is Puddledock within the area you cover?
Yes, Puddledock is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.
Does a conservation area affect roof work in Puddledock?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
How long have you been surveying roofs?
We have more than 20 years’ experience and have completed over 5,000 surveys.
Are you structural engineers?
No. We’re roof surveyors, not structural engineers, and it doesn’t include calculations. We’ll recommend an engineer if we see signs that call for one.
Will you check the drains below ground?
No. We check above-ground rainwater only down to where the downpipes reach the ground. If a drain below ground looks like the cause, the report says so.
When is the best time for a gutter survey?
Whenever suits you. If you’ve already seen a gutter overflowing, it is best not to wait as overflowing water can damage walls.
Is a Saturday or Sunday visit possible?
Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. To book, call 07833 053749 or email us.
Should I look at the roof myself first?
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
Useful tips for Puddledock property owners
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Check that downpipes are firmly fixed to the wall
- Have gutters cleared at least once a year
- Get trees that overhang the gutters trimmed
- Check the loft with care after heavy rain
Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.
Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they usually grow and spilled water harms brickwork and woodwork.

Common roof problems in Puddledock
Gutter brackets work loose or corrode with age. A gutter full of wet debris is heavy, and that weight pulls sections out of line. Lose the fall and water gathers in the dip, then overflows.
Here are some of the things we see often:
- Leaks at the gutter joints
- Rotten fascias or stained soffits
- Gutters packed with leaves or moss
- Leaking or loose downpipes
For businesses in and around places such as Broadway Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions.

What a gutter survey looks like in Puddledock
Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Knowing the covering helps explain which parts of a roof are likely to need work first. Hall Place and Gardens, about 2.2 miles north, is one of the historic houses in the wider area around Puddledock. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
The streets around a church such as St Peter are often among the oldest in a place, and if your house is among the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. If you own a rental within reach of Swanley station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

The survey, step by step
You do not need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes an hour or two at a house, depending on how many gutter runs and downpipes there are. Around Puddledock, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.
Preparing for the visit
- For a flat or shared roof, check access with the freeholder or managing agent
- Dig out any old roof reports or invoices
- Clear the way to the loft hatch
