Roof leak investigations in Puddledock

Roof by roof

Lead flashings

Water from a failed flashing can travel down the wall or along a rafter. We check every flashing that could feed the stain.

Valleys

Valleys collect water from two roof slopes. Worn or split linings and slipped valley tiles let it under the coverings.

Roof leak investigation in Puddledock: what you get

Some leaks only appear in certain weather. Driving rain from one direction, melting snow or a gutter that overflows in a downpour can all set it off. Telling us when it happens helps a lot, along with any photos you’ve taken. We look for the clues it leaves behind, such as tide marks, stained timbers and damp underlay. Moisture readings show where materials are still wet. If you’re worried about wet patches on loft insulation and water coming in around a roof light or dormer, a survey will tell you what’s going on, whatever the roof.

In a village or hamlet like Puddledock, older cottages and farmhouses often have roofs that have been patched over many years. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, especially to an insurer. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

How the survey works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes roughly 1–2 hours, more where the leak is intermittent or the roof is large. For a village or hamlet like Puddledock, the journey is planned ahead of time: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. We start with your notes and photos of the leak.
  2. Inside, we check the stain and the ceiling around it.
  3. From the roof space, we trace the water’s route where there is safe access.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

FAQs for Puddledock

How do I find out if my home in Puddledock is listed?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Is Puddledock in the area you cover?

We do. The survey and report are the same in Puddledock as anywhere else.

Can you give me structural calculations?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

How long does a roof leak investigation take?

On site, it typically takes an hour or two at a typical home, and more on a big or complicated roof. Report times depend on the package.

What happens next?

The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

What a survey costs

Several things affect the price of a survey:

  • The use of thermal imaging or a drone
  • Roof area
  • Basic, Standard or Premium
  • Building height and the viewpoints available

Roof leak investigation starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

Helping us price your survey

A little information up front helps. It helps to include:

  • Why you want a survey: buying, a leak, a storm or new work
  • Where water is showing inside, if it is
  • Pictures of the roof from a safe spot, if you have them
  • Any deadline, such as an exchange date

Not sure which survey you need? The easiest way is to call 07833 053749 or send us an email and describe the roof and what’s worrying you. We will explain the options and the price.

Tips that help

Most of what helps is simple and safe from the ground. A few suggestions:

  • Do not climb onto the roof to look
  • Keep a photo record of the damp patch
  • Mention earlier attempts to fix the leak
  • Protect furniture and flooring under the leak

With the Standard Survey you get a follow-up consultation, and Premium includes an in-person consultation. You can ask us about anything that isn’t clear.

Do not block the vents at the eaves. Good airflow reduces condensation, which is frequently mistaken for a leak. Make sure insulation doesn’t block airflow at the eaves.

Why act early in Puddledock

Wet insulation does not insulate well. A slow leak can soak it for months before a stain appears. The sooner the cause is found, the less needs replacing. Older and listed buildings around Puddledock may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Wind, rain and roofs in Puddledock

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Where water gets in depends a good deal on what the roof is made of and how it is detailed. With Hall Place and Gardens about 2.2 miles north, Puddledock sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Living close to Dartford Heath is pleasant, but mature trees mean leaves in gutters and valleys each autumn. Take a building like Hextable Primary School: a leak through a large roof is often found some distance from where the water shows inside. For businesses in and around places such as Broadway Shopping Centre, a leak can close part of a shop or office, so finding the cause quickly matters.
