How a storm damage roof report works in Puddledock

High winds normally affect the parts of a roof that are already exposed or loose. Typical damage includes lost slates and tiles, lifted ridges, loose flashings and torn flat roof coverings. Falling branches can cause damage too. Our report records what has happened to your roof, with photos. Where we also see signs of older wear, the report records that too. If you’ve noticed cowls or aerials dislodged in the wind and damaged gutters and fascias, a survey will tell you what’s going on.

Many homes in small places like Puddledock face open ground, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, so it pays to find the cause quickly. A record with photos is useful if you need to show the damage to anyone else.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What affects the price in Puddledock

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • The type of building, from a house to a block or an office
  • The package you choose: Basic, Standard or Premium
  • The use of thermal imaging or a drone
  • Roof area

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we can help you choose.

Helping us price your survey

Here’s what helps us most when you get in touch:

  • The type of building and roof, such as pitched or flat
  • Why you want a survey: buying, a leak, a storm or new work
  • Any marks or damp showing indoors
  • Where the property is, with the postcode

Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, phone 07833 053749 or send us an email.

Tips from our surveys

Nothing here needs a ladder. Our suggestions:

  • Keep a note of the date of the storm
  • Look at what your policy says about wear and tear
  • Keep any slates, tiles or debris that fall, if it is safe to do so
  • Record any water damage in rooms and the loft

After the visit, we write up the report with photographs of each area of damage. It covers the damage, its likely cause and any older defects. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Clear gutters and outlets before the stormy months. Overflowing gutters can make storm damage worse.

What this survey can’t tell you

Before you book, it’s worth knowing what a survey won’t do:

  • The outcome of a claim
  • Damage hidden under coverings or inside the structure, without opening up
  • Acting for you with the insurer

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.

  • Flashings
  • Ridges and hips
  • Gutters and fascias
  • Slate and tile slopes
  • Chimney stacks

The survey, step by step

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. It normally takes about 1–2 hours for most homes, depending on how much of the roof was hit. Older rural homes like those around Puddledock can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You let us know what happened and whether a roofer has made the roof safe.
  2. We check inside, including the loft where there’s access, for water damage.
  3. The roof is inspected from the ground, windows and the roof where it is safe.
  4. Storm damage and older wear are recorded separately where we can.
  5. You receive the written report with photographs.

Before the survey

  • Move anything stored under the loft hatch
  • Unlock side gates and any roof access doors
  • Tell us about parking before the day

Related advice

For landlords and managing agents

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Let us know about it when booking and we will plan the survey around it.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.

Puddledock questions

Do you cover Puddledock?

Yes. Our area covers London and the South East, and Puddledock is part of that. Just phone 07833 053749 or use the contact form and let us know about the property.

How do I find out if my home in Puddledock is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

How experienced are you?

Over 20 years and more than 5,000 surveys.

Which days do you carry out surveys?

We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you when you book.

Can you put a tarpaulin over the damage?

Call a roofer for emergency temporary protection. Take photos from the ground first if it is safe. Keep receipts for any emergency work.

Can you tell me if my claim will be paid?

That is not something we can promise. The decision rests with your insurer and its policy. Our report gives you an independent record of the damage and its likely cause.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What a storm damage roof report looks like in Puddledock

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Knowing the roof type helps narrow down where water may be getting in. With Hall Place and Gardens about 2.2 miles north, Puddledock sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

Take an older house close to St Peter: old mortar, worn lead and slipped slates are the usual suspects when water gets in. For site and facilities teams at buildings such as Hextable Primary School, on a building that size, finding the source of a drip means looking well beyond the stain. If you look after a shop, office or commercial unit, for instance near Broadway Shopping Centre, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast.
