Roof Leak Investigation in Joyden's Wood
Not sure what state the leaking roof is in? We carry out roof leak investigations in Joyden's Wood and across Greater London.
- Damp patches next to the stack
- Water coming in around a roof light or dormer
- Wet patches high on an inside wall
How the survey changes by roof type
Flat roof upstands and outlets
Each flat roof relies on its outlets to drain. When one blocks, water ponds and finds any weak spot. Outlets and the area around them are looked at.
Slate and tile slopes
Ridge and hip tiles can loosen as their mortar cracks. Rain can then run in at the ridge.
How a roof leak investigation works in Joyden's Wood
Older homes have more places for water to get in. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. If your home has a butterfly roof, the central valley gutter is a common culprit. We check parapets, valleys and flashings from every safe vantage point. Our report shows what we found, with photos. We are often asked to look into drips from nail tips in a cold loft and brown rings on upstairs ceilings, across valleys and parapet gutters, flat roof details and lead flashings.
London’s Victorian and Edwardian roofs have often been repaired many times. Insurers usually exclude wear and tear, so it is useful to know whether damage is old or new. That is as true in Joyden's Wood as anywhere in London. A written record with photographs helps you explain what was found to whoever deals with it next.
What you get is a clear record of the leaking roof on the day we saw it. It is useful straight away, and a good reference for later, for example when you want to check whether anything has changed.

Why it’s worth a survey now in Joyden's Wood
If a leak has been ‘fixed’ before and has come back, the cause was probably missed. We look past the obvious spot and check each likely route. That’s often what breaks the cycle. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is often older than it looks.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.
Why us?
- More than 20 years surveying roofs
- Weekday and weekend surveys
- Drones and thermal imaging where it applies
- Satisfaction rate of 98%
What we do, step by step
We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take about 1–2 hours for most houses, and longer for a large or complex roof. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Joyden's Wood runs like any other.
- You let us know where the water shows and when it appears.
- Inside, we check the damp area and the roof space above it.
- Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
- We use moisture detection, and thermal imaging where it’s useful.
- We email a report with photos, the likely entry point and recommendations.
Before the survey
- Unlock side gates and any roof access doors
- Note where any stains or damp appear
- Let us know about parking before the day

Advice
What you can safely check yourself
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.
How long does the visit take?
On site, it usually takes about 1–2 hours, more where the leak is intermittent or the roof is large. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Do you look in the loft space?
Where it’s relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.

Do you need a roof leak investigation in Joyden's Wood?
Every flat roof covering has a working life. Felt often lasts around 15 to 20 years, and splits, blisters and lifting laps let water in. Upstands and outlets are common weak points.
People usually book a survey when they’ve noticed something like this:
- Wet patches on loft insulation
- Staining around the chimney inside
- Staining where a gutter or parapet meets the wall
- Ceiling stains that grow after rain
If you let a flat or house near Bexley station, tracing a leak quickly matters when a tenant is living with it.

Wind, rain and roofs in Joyden's Wood
Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. The covering and its details give the first clues when tracing where water is coming from. Historic houses like Hall Place and Gardens, about 1.5 miles north, show how far back building in the area around Joyden's Wood goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
If you own one of the older houses in the streets near St Barnabas, lead flashings, valleys and old chimneys are typical places for water to get in. Homes near green spaces such as Dartford Heath can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.
