How a roof survey works in Joyden's Wood

We survey roofs in Joyden's Wood and across London and the South East. Visits run on weekdays, Saturdays and Sundays. We’re insured for professional indemnity and public liability, and bring 20+ years’ experience. Each survey ends with a written report, emailed with photographs and recommendations. Houses, flats and commercial buildings all follow the same careful process. When you’re ready to book, call 07833 053749 or send us an email. Common reasons to book are ridge tiles that have lifted or moved and leaking gutter joints and downpipes, on lead flashings, flat roofs and chimney stacks.

London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Joyden's Wood, as across London, that is why a roof needs a careful look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

What we look for on each type of roof

Clay plain and peg tiles

Tile-hanging on walls and dormer cheeks is checked as part of the roof where it is relevant. Gaps in tile-hanging let water reach the wall behind.

Natural slate

Slate is one of the most durable roof coverings, yet the nails holding it frequently fail long before the slate. We check for slipped, cracked and missing slates, and for clips that show past repairs.

When to book a survey in Joyden's Wood

Every roof takes years of rain, wind, sun and frost. Strong gusts work at anything that is not firmly fixed, and rain finds any gap it can. What starts as one slipped slate can become a leak.

Typical things we’re asked to look at include:

  • Loose chimney pots
  • Cracked mortar along the ridge
  • Lifted, split or missing lead flashings
  • Gaps in the roof where coverings have gone

Landlords with a home close to Bexley station may find that a dated record of the roof is useful when planning maintenance across a let.

What a good roof survey covers

Surveys for landlords and agents in Joyden's Wood

Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant in advance.

Letting agents can arrange access with tenants. We survey on weekdays and at weekends, which helps when tenants work during the week.

Local roofs in Joyden's Wood

The wider area around Joyden's Wood has a long history of building, with Hall Place and Gardens about 1.5 miles north. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

If you look after a shop, office or commercial unit, for instance near Broadway Shopping Centre, a roof report helps plan work around trading rather than after a leak. The streets around a church such as St Barnabas are frequently among the oldest in a place, and if you own one of the older houses nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

Questions from Joyden's Wood

How do I find out if my home in Joyden's Wood is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will parking be an issue for a roof survey in Joyden's Wood?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.

What happens on the day

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes about 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when booking.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

What this survey cannot tell you

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • What’s under the slates, tiles or felt
  • A structural engineer’s report
  • A promise that the roof won’t leak in future

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What our survey covers.
