Roof survey in Wilmington, Kent
A roof condition survey for homes and buildings in Wilmington. We’ve completed more than 5,000 surveys across London and the South East.
- Leaning or weathered chimney stacks
- Gaps in the roof where coverings have gone
- Debris building up in roof valleys
How a roof survey works in Wilmington
We inspect what can be seen safely: from ground level, from windows, from the roof space and from the roof where conditions allow. The Premium Survey adds thermal imaging and, where applicable, a drone, for roofs that are hard to see well. All we need from you is access to the property and the loft. Everything we see is photographed for the report. We survey the roof space, clay and concrete tiles and flat roofs, and common reasons people get in touch are ponding, splits or blisters on flat roofs and worn or blocked valleys.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What a survey costs
We confirm the price for the job before you book. These are the things that affect it:
- The use of thermal imaging or a drone
- The height of the building and how the roof can be seen safely
- How many separate roofs there are, such as extensions, dormers and garages
- How big the roof is
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.
What we need to know
Before you get in touch, it helps to have:
- Photos of the roof, taken safely from ground level or a window
- Where water is showing inside, if it is
- Your timetable, such as an exchange date
- The property’s address and postcode
Every survey is priced before it’s booked, so you know the cost up front. Prices start from £150, including VAT. To book, ring 07833 053749 or use the contact form.
Common questions in Wilmington
Does a conservation area affect roof work in Wilmington?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Will you come out to Wilmington?
Yes, Wilmington is on our map. A small place gets exactly the same survey as a big one.
Do you need to get into the loft?
If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.
How long does a roof survey take?
It typically takes about 1–2 hours at a typical home, and more on a big or complicated roof. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
What do you check on a roof survey?
We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the loft space where there is safe access. The report includes photos and recommendations.
How experienced are you?
Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
The survey, step by step
We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Around Wilmington, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We start by hearing what you’d like checked and why.
- We arrange a day that suits you, including weekends.
- The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.

What this survey can’t tell you
Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:
- How the roof will behave in every kind of weather
- What’s under the slates, tiles or felt
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you before booking. What a survey covers and does not.
What this survey covers
- The roof space
- Clay and concrete tiles
- Flat roofs
- Ridges, hips and valleys
- Chimney stacks
- Lead flashings
- Natural slate
How the survey changes by roof type
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes. Worn or split lead lets water straight in, and lead is a target for theft.
Clay plain and peg tiles
Clay tiles commonly last 50 years or more. Slipped, cracked and missing tiles are recorded.
Should I look at the roof myself first?
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
Local roofs in Wilmington
About 1.7 miles north-west lies Hall Place and Gardens, a reminder of how long the area around Wilmington has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Anyone responsible for a site like Wilmington Grammar School for Girls will know that large buildings have long gutter runs and big roofs that need checking like any other. For businesses in and around places like Broadway Shopping Centre, a roof report helps plan work around trading rather than after a leak. For landlords with property near Crayford station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
Wilmington is about 2 miles south-west of Dartford, in Kent. We visit Wilmington as part of our work across Kent, for houses, flats and commercial buildings. Wilmington is one of the towns and villages in Kent we cover for roof surveys. London is in our area too.

Why act early in Wilmington
A small roof defect typically gets bigger. One slipped slate lets water reach the battens and underlay, and damp timber slowly weakens. Finding it early keeps the work smaller. For older village homes like those around Wilmington, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.
Our price is from £150, including VAT. What you pay depends on the size and height of the roof, access and the package you choose.
