Chimney surveys for Wilmington homes and businesses

Why get it checked now?

A damp chimney breast seldom dries out until the cause is found. It can spoil decoration and plaster. Finding the cause means the right work can be planned. Older and listed buildings around Wilmington may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

What you get with us

  • Insured for professional indemnity and public liability
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID
  • Independent findings on the roof’s condition
  • Thermal imaging and drone inspection where they help

Chimney survey in Wilmington

Redundant chimneys are common, especially where fires have been replaced by central heating. A disused stack still needs looking after. Capping a stack without ventilation can trap moisture and lead to damp inside. We check how redundant stacks have been capped and look for damp in the chimney breasts. The report sets out what we found and what we recommend. We survey brick chimney stacks, chimney pots and cowls and shared and party-wall stacks, and common reasons people get in touch are damaged chimney pots and cowls and spalled or crumbling bricks.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

If any part of the chimney stack couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Different roofs, different checks

Rendered stacks

What’s behind the render cannot be seen without removing some, so the report explains what we could and couldn’t assess.

Chimney breasts and the loft

Where a breast has been taken out, we check what supports the stack. Confirming the support is a job for a structural engineer.

Common roof problems in Wilmington

Many chimneys are no longer used. If a stack is capped or blocked without ventilation, moisture can build up inside. Damp patches can appear on chimney breasts even when nothing is leaking.

Typical things we are asked to look at include:

  • Lifted or split lead flashings
  • Worn or missing pointing
  • A stack that appears to lean
  • Loose, cracked or missing pots

Landlords with a home close to Crayford station may find that a dated record of the roof is useful when planning maintenance across a let.

Questions to ask before you book

  • Whether the loft is part of the inspection
  • Their insurance cover
  • Is there a chance to talk the report through?
  • What the survey will not cover

FAQs for Wilmington

I let a flat near Crayford station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or send us an email with the details, and we’ll talk through which survey suits.

Is Wilmington within the area you cover?

Yes, we do. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Do you use drones?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Are you structural engineers?

No. We note visible signs like sagging or deflection, but we’re not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Should I worry about a leaning stack?

It is worth having a leaning stack checked. Our survey notes how it looks and the condition of the bricks and joints, and recommend a structural engineer where it may be a structural concern.

What a survey costs

Not every roof costs the same to survey, for these reasons:

  • Roof area
  • Whether thermal imaging or a drone is needed
  • The type of building, from a house to a block or an office
  • The package you choose: Basic, Standard or Premium

Chimney survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Getting in touch

Here’s what helps us most when you get in touch:

  • Pictures from the garden or a window, if you have them
  • Access details, such as a loft hatch or a shared roof
  • What made you get in touch
  • Where the property is, with the postcode

We confirm the price for your roof before you book, so you know where you stand. Our price is from £150, including VAT. To book, phone 07833 053749 or send us an email.

What a chimney survey looks like in Wilmington

About 1.7 miles north-west lies Hall Place and Gardens, a reminder of how long the area around Wilmington has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If yours is one of the older homes in the streets near St Barnabas, old fixings, lead flashings and tall chimneys are typical of older roofs. Homes near green spaces like Dartford Heath can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

Wilmington is about 2 miles south-west of Dartford, in Kent. We cover Wilmington and the rest of Kent. Wilmington is one of the places in Kent where we work for chimney surveys. There is also a page for London.

Postcode districts we cover here for chimney surveys: DA2, DA5 and DA1. We offer chimney surveys to properties on Common Lane, Parsons Lane and Oakfield Lane. Within a short drive, we also cover Sevenoaks (10 miles south), Gravesend (8 miles east), Northfleet (7 miles east), Kings Hill (14 miles south-east), Swanscombe (5 miles east) and Windmill Hill (8 miles east).

What we can’t see

To be straight with you, there are limits to any roof survey:

  • Whether the flue is safe to use
  • Checks on boilers, fires or their flues
  • Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before you book. What a survey covers and doesn’t.

Roof types and parts we check

  • Shared and party-wall stacks
  • Chimney breasts
  • Chimney pots and cowls
  • Lead flashings
  • Brick chimney stacks
  • Flaunching

How the survey works

On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we check everything we can see safely. Most surveys take about 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. Older rural homes like those around Wilmington can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. First we talk through the stacks, their history and any problems.
  2. We look at every stack from wherever it can be seen safely.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. The report, with photos and recommendations, is emailed to you.

Before the survey

  • Leave side gates unlocked
  • Check the loft hatch can be reached
  • If you’re buying, check with the agent that we can get in

Booking a survey

Most bookings start with a short call: phone 07833 053749 or send us an email and we’ll ask a few questions about the roof. You will have a price before anything is arranged.
