How the survey changes by roof type

Chimney pots and cowls

Damaged pots are a safety concern as well as a leak risk. We photograph each pot and note any damage.

Lead flashings

Over time, lead can lift or come away from the brickwork. Any loose or split flashings are recorded.

Chimney survey in Crayford: what you get

Damp on a chimney breast can have several causes. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Moisture trapped inside a stack with no ventilation can also cause damp. Our survey checks each of these and records the likely cause. That points the work in the right direction. We survey brick chimney stacks, chimney pots and cowls and lead flashings, and people most frequently book us about signs that a stack is leaning and unused flues sealed without airflow.

Trees around homes in smaller places like Crayford drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. It is the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

Findings are set out part by part, from the main slopes down to the gutters and outlets. It records what’s sound as well as what is not.

How the survey works

On the day, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take an hour or two at a house, as part of a look at the roof around the stack. Homes around Crayford often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. The loft, where there’s safe access, completes the picture.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. Each chimney is viewed from wherever it can be seen safely.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
  5. You get a written report with photos and our recommendations.

Before the survey

  • Make sure the loft hatch can be reached
  • Keep pets in another room
  • Agree roof access with the managing agent if it’s shared

Advice

Can I check my roof myself?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book.

What happens if roof problems are left?

For a buyer, the best time to learn about a chimney is before exchange. After that, any work is yours to arrange and pay for. A report gives you something specific to put to the seller. Homes in smaller places like Crayford can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 including VAT. We’ll tell you which package suits the questions you have.

Common questions in Crayford

Is Crayford within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Can a landlord with a rental near Crayford station book a roof survey?

Yes, landlords and agents are among the people we work for. You can call 07833 053749 or use the contact form with the address and what you need.

Should I worry about a leaning stack?

Do not ignore it. Leaning often comes from mortar breaking down unevenly. The survey records what we can see, and a structural engineer can assess whether it needs work.

How quickly is the report sent?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Do you need to go on the roof to check the chimney?

We inspect from wherever is safe: from ground level, windows and vantage points, and from the loft where there’s access. A drone inspection is included in our Premium Survey where applicable. If part of a stack can’t be seen, the report says so.

Should a redundant chimney be removed?

An unused stack still needs to stay weathertight and ventilated. Capping without airflow can lead to damp. We check how it’s capped and its condition, so you can plan what to do with it.

Do you take photos of the roof?

Yes, every report has them. Each finding is shown in a picture where possible, which makes the report easy to follow.

What this survey cannot tell you

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • Gas safety checks, which need a Gas Safe registered engineer
  • A structural engineer’s assessment
  • What’s inside the brickwork or behind render, without opening up

If you are not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before booking. What our survey covers.

Chimney surveys in Crayford: local notes

Hall Place and Gardens, about 0.9 miles west, is one of the historic houses in the wider area around Crayford. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For an older house near a landmark such as Church of St Paulinus, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you look after a shop, office or commercial unit, for instance near Broadway Shopping Centre, a roof report helps plan work around trading rather than after a leak. If you own a rental within reach of Crayford station, a dated record of the roof is useful when planning maintenance across a let.

Crayford is about 2 miles west of Dartford, in Kent. In Crayford, as across Kent, every roof gets the same careful survey. Crayford is one of the towns and villages in Kent where we work. There’s also a page for London.

What affects the price in Crayford

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Whether you choose the Basic, Standard or Premium Survey
  • How tall the building is and how easy the roof is to see
  • The type of building, from a house to a block or an office
  • How many separate roofs there are, such as extensions, dormers and garages

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you want to find out.
