About our gutter survey in Hextable

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. We survey on weekdays and at weekends. We survey valley gutters, parapet and box gutters and eaves gutters, and the problems we’re asked to look at most are rotten fascias or stained soffits and leaking or loose downpipes.

Around Hextable, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Rented homes, blocks and businesses

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Letting agents and landlords in Hextable book surveys as well as homeowners. A photo-illustrated written report gives you a clear record of the gutter, useful for planning maintenance.

Practical tips

These tips come from what we see on roofs every week, before and after a survey:

  • Book gutter clearing once a year, more frequently near trees
  • Keep climbers away from the eaves
  • Don’t climb a ladder to look in the gutters
  • Look for downpipes coming loose

If anything in the report is not clear, ask us. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.

Have your gutters cleared at least once a year or more often near trees. The best time is typically after the leaves have dropped. Clean gutters can do their job.

Hextable: your questions answered

I let a flat near Swanley station. Can you check the roof?

Yes, landlords and letting agents book with us as well as owners. Just call 07833 053749 or use the contact form and tell us about the building, including who will give access on the day.

Does a conservation area affect roof work in Hextable?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

How quickly is the report sent?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, like an exchange date, let us know when booking.

How long will you be on site?

Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.

How do I book a survey in Hextable?

The quickest way is to call 07833 053749 or drop us an email. Tell us the address and a little about the roof, and we’ll take it from there. Surveys run seven days a week.

What happens next?

You’ll get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

Will you check the drains below ground?

No, CCTV drain work is not part of this survey. The survey covers gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

Why get it checked now?

Water spilling from a gutter runs down and soaks the wall below. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix. Blocked gutters on homes around Hextable overflow and soak walls. It’s easy to sort the cause early and slow to dry a damp wall.

Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Roofs, chimneys and gutters in Hextable

Hall Place and Gardens, about 2.7 miles north, is one of the historic houses in the wider area around Hextable. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you live near a park such as Dartford Heath, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. Take a building like Hextable Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If your home is one of the older ones in the streets near St Peter, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Prices for gutter surveys in Hextable

The price reflects the time and kit the roof needs. The main factors are:

  • Extra roofs, like extensions, dormers or garages
  • The type of building, from a house to a block or an office
  • Chimneys, valleys, parapets and other details
  • Basic, Standard or Premium

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

What to tell us when you contact us

There’s no need for technical words. It is enough to let us know:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • The type of building and roof, such as pitched or flat
  • Any marks or damp showing indoors
  • Where the property is, with the postcode

Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, ring 07833 053749 or email us.

The survey, step by step

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take between one and two hours at a house, depending on how many gutter runs and downpipes there are. In a smaller place like Hextable, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. Where it’s safe, we check the loft for signs of water.
  5. A written report with photographs and recommendations follows.

Before the survey

  • If you’re buying, let the agent know when we’re coming
  • Keep pets in another room
  • Gather any invoices or paperwork from past roof work

Advice

Checking the roof from ground level

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
