Hextable Flat Roof Survey
Surveys of flat roofs on homes, extensions and commercial buildings around Hextable, with a written report you can act on. Weekday and weekend visits available.
- Blistering in felt or asphalt
- Dips that suggest the deck is deflecting
- Splits, cracks and crazing
About our flat roof survey in Hextable
Each type of flat roof has its own weak points. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. If you’ve noticed a sagging deck under the covering and splits, cracks and crazing, we can find out what’s behind it, on GRP fibreglass, single-ply membranes and upstands and outlets alike.
Outbuildings, garden rooms and garages in places like Hextable frequently have flat roofs of their own. They’re rarely looked at until something gets wet. If you want them looked at too, mention them when you book, along with the main flat roof. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.
Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

What we look for on each type of roof
GRP fibreglass
Movement in the deck or a thin layer of resin can lead to cracks in GRP. Our report notes cracks and any sign that the deck is flexing.
Single-ply membranes
Many offices, units and newer flats have a single-ply PVC or TPO roof. We check the welded laps, the edges, the fixings and any punctures.
Can I check my roof myself?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

FAQs for Hextable
Will you come out to Hextable?
Yes. Hextable is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.
Is my home in Hextable listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
What does the report include?
Written findings with photographs, explaining the condition of the flat roof, any defects and our recommendations, by urgency where it matters. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.
Is it a structural engineer’s report?
No. We point out what can be seen, like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
Can you survey at the weekend?
We carry out surveys on weekdays, Saturdays and Sundays. To find a day that suits you, phone 07833 053749 or drop us an email.
How do you inspect a flat roof?
We inspect from wherever is safe: on the roof where it is safe, and from windows, nearby vantage points and inside. Fragile rooflights and fragile sheets are never walked on.
Does a flat roof survey replace a RICS survey?
No. It’s a closer look at the flat roof, not a survey of the whole property. It works alongside a RICS home survey, not instead of one, and it isn’t a structural engineer’s report.
Why it’s worth a survey now in Hextable
Standing water on a flat roof rarely sorts itself out. Most frequently it means blocked outlets, poor falls or a deck that is dipping, and every wet spell adds to the wear. Knowing the cause early gives you more choice over what to do. Blocked gutters on homes around Hextable overflow and soak walls, especially where trees overhang. It is easy to sort the cause early and slow to dry a damp wall.
All our prices include VAT. Prices start from £150, including VAT. We confirm the exact price before booking.
Why book with us
- PI and public liability insurance
- Drones and thermal imaging where applicable
- An independent view of the roof
- We hold a CAA Flyer ID and Operator ID
When you need someone else
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- An exact number of years the roof has left
- Parts of the roof that aren’t safe to walk on or view
- A structural engineer’s assessment of the deck
Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you before you book. What a survey covers and doesn’t.
What we look at
- Mastic asphalt
- GRP fibreglass
- Felt flat roofs
- Single-ply membranes
- EPDM rubber
- Upstands and outlets
What happens on the day
Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. Most visits take roughly 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Being in a smaller place like Hextable doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that’s safe.
- We check the covering for splits, blisters, ponding and wear.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.
Preparing for the visit
- Tell us about parking before the day
- Keep pets in another room
- For a flat or shared roof, check access with the freeholder or managing agent
How to book
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply call 07833 053749 or email us whenever suits you.

Local flat roofs in Hextable
Historic houses like Hall Place and Gardens, about 2.7 miles north, show how far back building in the area around Hextable goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.
If you own a rental within reach of Swanley station, the flat roof over a let home is worth a look before it becomes a tenant complaint. The streets around a church like St Peter are frequently among the oldest in a place, and if yours is one of the older homes nearby, flat-roofed rear additions and dormers added over the years are worth checking. If you run a business near Broadway Shopping Centre, outlets and upstands on commercial flat roofs are the places to check before trouble starts.
