When you need someone else

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • Neighbouring roofs the owner hasn’t asked us to survey
  • Flights in high wind or heavy rain
  • Structural calculations (that is a structural engineer’s job)

If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. The full list of what we check.

Drone roof survey in Hextable: what you get

A drone shows the outside of a roof very well, but it can’t see under the coverings or into the loft. We check the loft from inside where it is safe, because the underside tells its own story. Inside and out together tell you far more. The report sets out what the drone showed and what we found inside. If there’s no safe loft access, the report says so. We survey chimney stacks, fragile roofs and valleys and parapet gutters, and common reasons people get in touch are lifted or split lead flashings and ridge pieces that have lifted.

In smaller places like Hextable, many homes are bungalows and houses with roofs you can partly see from the ground. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. Both depend on the weather on the day, as calm, dry conditions suit both. Close-up images frequently show wear on ridges, verges and flashings that cannot be judged properly from ground level.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Letting agents often book on a landlord’s behalf. Access is agreed with the tenant in advance.

When to book a survey in Hextable

Big commercial and industrial roofs cover a lot of ground. The drone covers the surface area by area. That gives a clearer picture of the roof as a whole.

A survey makes sense if you’ve noticed:

  • Cracked mortar along the ridge
  • Plant growth and moss on the roof
  • Coverings that have slipped high up on the roof
  • Outlets choked with leaves and silt

The streets around a church such as St Peter are often among the oldest in a place, and if your home is one of the older ones nearby, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view by drone or thermal camera helps.

What to check before booking

  • Which viewpoints they use to see the roof
  • Their insurance cover
  • Whether you can ask questions once you have the report
  • Do they have a CAA Flyer ID and Operator ID for drone work?

Common questions in Hextable

How do I find out if my home in Hextable is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Is drone flying allowed in Hextable?

The answer turns on the exact location and the conditions on the day. Every flight is checked against the Drone Safety Map first. The flight also waits for calm, dry weather.

How much is a survey?

Our price is from £400, including VAT. The final figure depends on the roof and the package you choose.

What do I do with the report?

We email you the written report with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Will I get photos?

Yes, every report has them. Each finding is shown in a picture where possible.

Is this a RICS survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Drones, thermal imaging and Hextable roofs

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Many roofs like these can’t be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place. With Hall Place and Gardens about 2.7 miles north, Hextable sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

Anyone responsible for a site like Hextable Primary School will know that big roofs are where photos from the air and thermal images show the most at once. If you look after a shop, office or commercial unit, for instance near Broadway Shopping Centre, big, flat commercial roofs are where aerial photos and thermal images help most.

Different roofs, different checks

Chimney stacks

Our drone check of a chimney is visual, not a flue, gas or sweep inspection. We will say if a specialist is needed.

Flat roofs on tall buildings

Leaks often start at outlets, edges and around plant. They’re all captured in close-up, as far as the flight allows.

What affects the cost of drone roof surveys

All our prices include VAT. The things that change the price are:

  • Chimneys, valleys, parapets and other details
  • The type of building, from a house to a block or an office
  • Whether you choose the Basic, Standard or Premium Survey
  • The height of the building and how the roof can be seen safely

Our price is from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

What to let us know when you contact us

If you can, have these to hand when you get in touch:

  • Where any leaks, stains or damp patches show inside
  • What’s prompted the survey
  • Photos of the roof, taken safely from ground level or a window
  • When you need the report by

Getting a price is simple: just phone 07833 053749 or use the contact form, let us know about the property and we’ll explain which survey suits. The price is agreed up front.

What we do, step by step

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where it applies. The survey typically takes roughly 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. Some parts of a survey depend on the weather, so a visit to Hextable is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. First, we check the address for flight restrictions.
  2. If permission is needed, we ask for it ahead of the visit.
  3. On the day, we check the weather and the site before flying.
  4. We fly the drone close to the roof to photograph it in detail, always in sight.
  5. You receive a written report with photos and recommendations.

Preparing for the visit

  • Leave side gates unlocked
  • Mention any parking restrictions on your street
  • For flats, check roof access has been agreed
