Thermal roof surveys in Puddledock

Thermal roof survey in Puddledock

Your report sets out the thermal images alongside ordinary photographs, making it clear where on the roof each pattern is. Each one comes with an explanation, the moisture readings and our recommendation. Premium reports are sent the same day. You can talk the findings through with us at the in-person consultation. A follow-up 12 months later is included too. If you are worried about damp around chimneys and parapets and damp patches with no obvious cause, a survey will tell you what’s going on, on flat roofs, commercial roofs and loft conversions alike.

In a small place like Puddledock, open ground can mean strong wind. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

The report works through the roof section by section, from the coverings down to the gutters. You will see the good as well as the bad.

Your questions about thermal roof surveys in Puddledock

Is my home in Puddledock listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is Puddledock in the area you cover?

Yes, Puddledock is within the area we cover. We work right across London and the South East. You can call 07833 053749 or drop us an email with the address and some details.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

How long does the survey take?

Most surveys take about one to two hours for most houses, with bigger or more complicated roofs taking longer. We’ll confirm the timing when you book.

Can a thermal camera see water?

Thermal imaging shows temperature rather than water. Wet insulation holds heat longer than dry, so it can stand out, and moisture readings are used to check it.

Flying and imaging in Puddledock

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Many roofs like these can’t be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place.

If you live in an older home near St Peter, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image. Historic houses such as Hall Place and Gardens, about 2.2 miles north, show how far back building around Puddledock goes. Older roofs nearby can be steep and hard to see from the ground, and a survey from above or with a thermal imager doesn’t touch the roof itself. Shop and office owners around Broadway Shopping Centre may find that thermal images can show trapped moisture across a wide commercial roof.

How we price thermal roof surveys

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • The number of roofs, including extensions and garages
  • The size of the roof
  • Chimneys, valleys, parapets and other details
  • The use of thermal imaging or a drone

For a price for your roof in Puddledock, ring 07833 053749 or send us an email and let us know about the roof. The price is agreed before a date is set.

What we need to know

To price your survey accurately, we’ll ask about:

  • Dates you’re working to, such as exchange
  • Access details, such as a loft hatch or a shared roof
  • The reason for the survey, such as buying, a leak or storm damage
  • Any stains, drips or damp patches you’ve seen indoors

A quick phone call is usually the easiest start: phone 07833 053749 or send us an email. The price is agreed before a date is set.

The survey, step by step

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. Older roofs in small places like Puddledock can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. We check the conditions and note how they may affect the images.
  3. We inspect the roof and take thermal images during the same visit.
  4. We back up the thermal patterns with moisture readings.
  5. The Premium report reaches you the same day, and we go through it with you in person.

How to prepare

  • Point out any leaks or damp patches
  • Dig out any old roof reports or invoices
  • Unlock side gates and any roof access doors

DIY checks: what’s safe

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

How the survey changes by roof type

Single-ply and EPDM roofs

Many single-ply and EPDM roofs sit on insulation boards. Wet boards can show as temperature differences on the images.

GRP fibreglass roofs

GRP surfaces can be shiny, which affects thermal readings. We allow for reflections and confirm findings with moisture readings.

What this survey cannot tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A structural engineer’s assessment
  • An energy rating for the building
  • Proving moisture from the images alone

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before you book. What our survey covers.
