Independent new roof snagging in Istead Rise

New roof snagging in Istead Rise

Householders book snagging after a re-roof or roof replacement, and buyers of new-build homes sometimes want the roof checked. Whatever the roof, we inspect as far as it can be seen safely, from the ground, vantage points, the loft space and the roof where safe. A photo report follows, ready to share with your roofer or builder. If you’ve noticed untidy or loose verge details and gutters or fascias damaged during the job, we can find out what’s behind it, whatever the roof.

Somewhere as small as Istead Rise, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you’re buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

After the visit, you get a photo-illustrated written report, emailed to you. It sets out the condition of the new roof, any defects and our written recommendations.

Istead Rise homes and their roofs

Istead Rise lies within about 4 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Corroded clips and nails and lifted ridge pieces are typical of exposed roofs near the sea, which is worth knowing before you buy or pay for new work. With Cobham College about 2.3 miles south-east, Istead Rise sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

Landlords with a home close to Meopham station may find that a written report helps before buying a rental or paying for a new roof on one.

When you need someone else

No survey can tell you everything, and it’s better to know them up front. Bear these in mind:

  • Details hidden from sight
  • Estimates of what fixes will cost

Common questions in Istead Rise

Will you come out to Istead Rise?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when booking.

Does a conservation area affect roof work in Istead Rise?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Can you survey a shared roof?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Which days do you carry out surveys?

Surveys run seven days a week. To find a day that suits you, call 07833 053749 or drop us an email.

How long will you be on site?

Most house visits take about 1–2 hours, and longer for large or complex roofs.

Do you climb onto every roof?

Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest.

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What you can’t do safely is get up close. Roofs are fragile and slippery. That is where a survey comes in, using safe viewpoints and a drone where applicable.

What we’re asked to look at in Istead Rise

Debris left behind is common after roof work. Offcuts and broken pieces often end up in the gutters or damage lower roofs.

Here are some of the things we see frequently:

  • Gaps at new flashings
  • Ridge and hip tiles not properly fixed
  • Verge tiles or slates not secured
  • Underlay not dressed into the gutter

Take an older house close to Saint Barnabus Church: ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

Questions to ask before booking

  • Whether they hold professional indemnity and public liability insurance
  • Which parts of the roof they’ll actually see
  • What exactly goes into their report
  • Whether the price includes VAT

What’s in a roof survey

What happens if roof problems are left?

Photos from ground level rarely show the detail. Our inspection looks as closely as can be done safely, including by drone where it’s applicable. In a place like Istead Rise, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

How the survey works

We do not take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. The survey normally takes between one and two hours for a house, and longer for a large or complex roof. Older roofs in small places like Istead Rise can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We ask what work was done and when it was finished.
  2. The new coverings, ridge, hips and verges are inspected where it is safe to see them.
  3. Flashings, valleys, gutters and visible underlay at the eaves are checked.
  4. We look in the loft space, where there’s safe access, and around the property for debris or damage.
  5. You get a photo report listing the snags we found.

Getting ready for the survey

  • Jot down any questions you want answered
  • Agree roof access with the managing agent if it’s shared
  • Let us know about any leaks, stains or damp patches you know of

Valleys

Offcuts in a valley can hold water. Leftover debris is recorded.

Slate roofs

Natural slate can last 100 years or more, so a new slate roof should be laid well. Cracked, slipped or uneven slates are noted.
