Storm damage roof report in Istead Rise

Storms tend to find the weak points on a roof. Slates and tiles slip or blow off, ridge and hip tiles lift, flashings pull away and flat roof coverings can tear. Falling branches can cause damage too. We record the damage on your roof and photograph each part. Any older wear we can see is recorded as well. We survey gutters and fascias, ridges and hips and flat roofs, and common reasons people get in touch are ridge tiles that have come loose and damaged pots on the stack.

In a village or hamlet like Istead Rise, older cottages and farmhouses often have roofs that have been patched over many years. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, especially to an insurer. The report says what was seen and what it points to. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later.

Storm damage roof reports in Istead Rise: local notes

Istead Rise is within about 4 miles of the coast, so storms can arrive with strong gusts off the water. Insurers decide claims on their own policy wording, and many treat gusts of about 55 mph as storm conditions, though it varies. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Different coverings let water in at different points, which shapes where the search starts.

If yours is one of the older homes in the streets near Saint Barnabus Church, old mortar, worn lead and slipped slates are the usual suspects when water gets in. Historic houses such as Cobham College, about 2.3 miles south-east, show how far back building around Istead Rise goes. Leaks in period homes nearby often come from lead work and valleys that have been patched before.

Istead Rise is about 2 miles south of Northfleet, in Kent. We provide storm damage roof reports for homeowners, landlords and businesses in Istead Rise. Istead Rise is one of the places in Kent we cover for storm damage roof reports. Our Maidstone page covers surveys nearby.

Roof by roof

Slate roofs

After strong winds, we frequently see cracked and slipped slates. We photograph and describe each one.

Chimney stacks

Stacks with existing defects tend to suffer more in storms. Our report notes recent damage and older defects.

What we can’t see

Without opening up the roof, some things stay hidden, so a survey has limits:

  • A decision on your insurance claim
  • The work of a loss adjuster appointed by your insurer
  • Estimates of repair costs

If in doubt, ring 07833 053749 or drop us an email and we’ll recommend the right survey. What our survey covers.

Istead Rise questions

How do I find out if my home in Istead Rise is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Is the coastal weather around Istead Rise hard on roofs?

It can do. Istead Rise is within about 4 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Does your report mean my claim will be accepted?

The decision is your insurer’s, not ours. We record the damage, with photos and the likely cause, for you to give to your insurer.

Do you act for me with my insurer?

No. We write an independent report, and you decide how to use it. Your insurer may appoint its own loss adjuster.

How much is a storm damage roof report?

Our reports start from £150. Larger roofs are quoted for their size. The report doesn’t include repair costs.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

Do you cover Istead Rise?

Yes. Our area covers London and South East England, Istead Rise included.

Signs you need a storm damage roof report in Istead Rise

Some people book because a claim has been questioned. An independent report gives you another view of the roof. What happens next is up to the insurer.

A survey can pick up problems such as:

  • Gaps where slates or tiles have gone
  • Broken or displaced guttering
  • Lifted or missing ridge and hip tiles
  • Cowls or aerials dislodged in the wind

If you own a rental within reach of Meopham station, a tenant living with a leak needs the cause found, not just the stain painted over.

What to check before booking

  • Will the report include photos?
  • Their report turnaround times
  • What the survey will not cover
  • Their insurance cover

What’s in a roof survey

Why it’s worth a survey now in Istead Rise

If a roofer needs to make the roof safe, take photos first if you can do so safely from the ground. That keeps a record of how it looked. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both including VAT. We confirm the price for your roof before you book.

Checking the roof from ground level

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

How it works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about one to two hours for most homes, depending on how much of the roof was hit. If you have questions on the day, just ask. Somewhere like Istead Rise needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.

  1. First we go through when the storm hit and what you’ve noticed.
  2. We check the roof from wherever it is safe.
  3. Each area of damage is photographed and described.
  4. The report notes whether the damage fits a storm, older wear or both.
  5. You get a written report to pass to your insurer.

Preparing for the visit

  • Buyers: confirm access with the estate agent or seller
  • Show us where any leaks or stains appear
  • Jot down any questions you want answered
