How a thermal roof survey works in Istead Rise

Thermal imaging is frequently most useful on flat roofs, from small extensions to large commercial roofs. It can show patterns that point to trapped moisture under the membrane. Pitched roofs with slates or tiles are often harder to read, because of the air space beneath, so we combine the camera with an inspection from the loft where there’s safe access. Common reasons to book are areas losing heat at the eaves and junctions and gaps in loft insulation, on loft conversions, ceilings below the roof and pitched roof slopes.

Villages like Istead Rise often stand in open country, where wind can be strong. A small drone cannot fly safely in high wind or heavy rain, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, with the urgent items made clear.

The survey, step by step

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes about 1–2 hours on an ordinary house, and more on a big or complicated roof. Somewhere like Istead Rise needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We look at the roof from ground level, from windows and from the roof itself where it is safe.
  3. Thermal images are taken to show differences in surface temperature.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. You get a report with thermal images, photos and our recommendations.

FAQs for Istead Rise

Does a conservation area affect roof work in Istead Rise?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you cover Istead Rise?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Can a thermal survey trace a roof leak?

Thermal imaging can help, alongside other checks. What it shows depends on the weather and the roof. If the source cannot be confirmed, we’ll say what could help next, such as electronic leak detection.

Which survey includes thermal imaging?

It’s part of the Premium Survey, from £400. An in-person consultation and a follow-up 12 months later are included too. Larger commercial roofs are quoted for their size.

Do you take photos of the roof?

Yes. Photos are part of every report.

Does thermal imaging work on slate and tile roofs?

It can show heat loss and some damp, but it has more limits there. We explain what the images can and can’t tell you, and we check them with a visual inspection and moisture readings.

Will you go up on the roof?

Only if it’s safe. We inspect what can be seen safely: from ground level, from windows, from inside the loft space, from the roof where it is safe and by drone where it applies. The report says if anything couldn’t be seen.

Can I check my roof myself?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

When you need someone else

It’s a careful look at the roof, not the whole story. Its limits include:

  • Proving moisture from the images alone
  • Clear results when the conditions on the day are poor
  • What’s inside walls or under coverings, without opening up

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you. What a survey covers and does not.

Tips from our surveys

Getting the most from a thermal roof survey starts before we arrive and carries on afterwards. Some tips:

  • Check the loft can be reached safely
  • Talk to us about the weather when booking
  • File the images with your roof records
  • Heat the home normally on the days before

You also get an in-person consultation with a Premium Survey, giving you the chance to talk through the images and findings. There is a 12-month follow-up too.

Clear outlets and gutters regularly, so water doesn’t sit on the roof. The less water sits, the less can find its way beneath.

Thermal roof surveys around Istead Rise

Istead Rise lies within about 4 miles of the sea, and coastal wind can be strong. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Many roofs like these cannot be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place.

Historic houses such as Cobham College, about 2.3 miles south-east, show how far back building around Istead Rise goes. Aerial photos and thermal images let an old roof be checked without anyone disturbing it. If you live in an older home near Saint Barnabus Church, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

What we’re asked to look at in Istead Rise

Unexplained damp is one of the main reasons people ask for thermal imaging. Water can travel under a roof covering or along timbers before it shows inside. Temperature patterns can help narrow down where to look.

It is worth booking a survey if you’ve seen:

  • Damp around chimneys and parapets
  • Possible trapped moisture under a flat roof covering
  • Leaks that are hard to trace
  • Cold areas below the roof

For site and facilities teams at buildings such as Istead Rise Primary School, a drone or thermal camera can show a large roof in a single visit.

Questions to ask before booking
