Leave it or get it looked at?

The lender’s valuation is done for the lender, not for you. It looks at whether the property is suitable security for the loan, and it will not look closely at the roof. Our survey is done for you. Around Istead Rise, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it’s left.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you’d like to know.

What you get with us

Pre-purchase roof survey in Istead Rise

If you are buying a flat, the roof may well be shared. Depending on the lease, roof repairs may fall to the building owner or a management company, with costs frequently passed on through the service charge. We inspect what access allows us to see safely, and the report helps you ask your solicitor or the managing agent the right questions. If the building has a flat roof, we check that too where access allows. If you’ve noticed gutters that overflow or drip at the joints and bitumen or mortar used in place of proper repairs, we can find out what’s behind it, on chimney stacks, natural slate and clay and concrete tiles alike.

Some older homes in villages like Istead Rise are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What we are asked to look at in Istead Rise

Buildings put up or refurbished before 2000 may contain asbestos. It is often found in cement sheets, soffits and flue pipes. We don’t carry out asbestos surveys, but our report flags materials that could contain it and suggest a specialist asbestos surveyor checks them before work starts.

Most people get in touch when they’ve noticed something like this:

  • Old water stains in the roof space
  • Loose pots and cracked flaunching
  • Flashings that have lifted or split
  • Standing water on a flat extension roof

With Cobham College about 2.3 miles south-east, the area around Istead Rise has a long history. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later.

What to check before booking

  • Will they check the loft as well as the outside?
  • Whether VAT is added on top
  • Whether you can ask questions once you have the report
  • What’s outside the scope of the survey

What’s in a roof survey

How the survey changes by roof type

Chimney stacks

Leaning stacks, loose pots and eroded mortar are common findings. We note them with photos so you can ask about them.

Gutters and parapets

Some older terraces have a butterfly roof with a central valley gutter. If the home you’re buying has one, that gutter and its outlet get a careful look.

How the survey works

Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take about one to two hours at a typical house, with time for the loft where it can be reached. For a village or hamlet like Istead Rise, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

It helps to know what a survey won’t do before you book:

  • Whether the price should change, which is between you and the seller
  • Asbestos testing of any kind

Istead Rise questions

Do roofs near the sea, like those around Istead Rise, take more of a battering?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Does a conservation area affect roof work in Istead Rise?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

At what stage of buying should I get the roof surveyed?

Book as soon as your offer is agreed. You need the report before you exchange, while you can still ask questions and negotiate.

How long does a pre-purchase roof survey take?

The visit normally takes about one to two hours for a house, rising to roughly 3–4 hours on a commercial building. We will confirm what to expect when we arrange the visit.

Can you survey at the weekend?

Visits run seven days a week in the daytime. Just say which days work for you.

Do I need to be at home?

That depends on the survey. For inside areas and the roof space, someone has to give us access; we’ll agree the details as you book.

Will you need to get into the loft?

Ideally, yes. The loft tells us a lot about the roof, and views from upper windows help too. Access is normally arranged through the agent or seller.

What a pre-purchase roof survey looks like in Istead Rise

Istead Rise lies within about 4 miles of the sea, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in high wind or heavy rain. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

If your house is among the older ones in the streets near Saint Barnabus Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. Landlords with a home close to Meopham station may find that it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

What affects the cost of pre-purchase roof surveys

A few things affect what a survey costs:

  • Extra roofs, like extensions, dormers or garages
  • Whether you choose the Basic, Standard or Premium Survey
  • Whether it is a home or a commercial building
  • Features like valleys, chimneys, dormers and parapets

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 inc. VAT. We can help you choose the package that fits what you need to know.

Booking your survey

There’s no need for technical words. Just let us know:

  • The reason for the survey, such as buying, a leak or storm damage
  • The kind of building and roof involved
  • Pictures of the roof from a safe spot, if you have them
  • Any deadline, such as an exchange date

A quick phone call is normally the easiest start: phone 07833 053749 or use the contact form, and we’ll ask about the building and what you need. You will have a price before anything is arranged.
