Chimney survey in Istead Rise
A damp patch on a chimney breast does not always come from the same place. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Condensation inside an unventilated stack is another common cause. Our survey checks each of these and records the likely cause. You then know where to start. If you’ve noticed spalled or crumbling bricks and gaps in the mortar around the pots, we can find out what’s behind it.
Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Your questions about chimney surveys in Istead Rise
Do you cover smaller places like Istead Rise?
Yes, we do. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
How do I find out if my home in Istead Rise is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
How long does the survey take?
That depends on the size and shape of the roof, but most surveys take roughly 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. The report is sent afterwards by email.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
How many surveys have you done?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys.
Does the weather affect the survey?
Some surveys depend on the weather more than others. Drones cannot fly safely in strong wind or a downpour, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.
Honest limits
Some things can’t be seen without opening up the roof, and that sets some limits:
- Whether a stack needs rebuilding on structural grounds
- Flue inspections or sweeping
- Areas we cannot view from safe positions

Chimney surveys around Istead Rise
The coast is about 4 miles or less from Istead Rise, so there is more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Knowing the covering helps explain which parts of a roof are likely to need work first.
For an older house near a landmark like Saint Barnabus Church, old fixings, lead flashings and tall chimneys are typical of older roofs. Historic houses like Cobham College, about 2.3 miles south-east, show how far back building around Istead Rise goes. On a period home nearby, the survey separates sound original work from tired later repairs.

Signs you need a chimney survey in Istead Rise
Some owners book because a chimney breast has been removed below and they want to know about the stack above. We record what we can see in the loft and outside, and recommend a structural engineer where support is in question.
A survey can pick up problems like:
- Flaunching that has broken away
- A stack that appears to lean
- Damaged chimney pots and cowls
- Disused chimneys trapping moisture
Living close to Jeskyns is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.
What to check before booking
- Whether the inside of the roof is included
- What’s outside the scope of the survey
- Are they insured for the work?
- How long the report takes to arrive
Practical tips
You do not need to be a roofer to help. Here’s what helps most:
- Note any damp on chimney breasts and when it appears
- Use a Gas Safe registered engineer for gas appliances
- Look at the chimneys with binoculars after a storm
- Ask about consent before removing a chimney on an older property
You can send the report to roofers or builders for quotes. With the same list in front of each contractor, comparing quotes is simpler.
Have worn pointing and cracked flaunching dealt with early. It’s far simpler than rebuilding a stack later.
How we price chimney surveys
Not every roof costs the same to survey, for these reasons:
- How tall the building is and how easy the roof is to see
- The use of thermal imaging or a drone
- Whether you choose the Basic, Standard or Premium Survey
- Whether it is a home or a commercial building
Chimney survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.
What we need to know
Getting the details right at the start saves time. It helps to include:
- Where water is showing inside, if it is
- The property’s address and postcode
- Dates you’re working to, like exchange
- What made you get in touch
Chimney survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or email us to find out.
What happens on the day
There is not much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes roughly 1–2 hours for most homes, a little longer where there are several stacks. Older rural homes like those around Istead Rise can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.
- We start by noting which stacks are in use, shared or causing concern.
- We check the roof around each stack, including the flashings.
- We look at the flaunching and pots on every stack.
- Any lean, spalling or worn pointing is recorded.
- The report explains the condition and which work is most urgent.
How to prepare
- Move anything stored under the loft hatch
- Note where any stains or damp appear
