New roof snagging in Singlewell or Ifield

We check the coverings, ridges, verges, hips and valleys, along with the flashings and ventilation. At the eaves we look at how the underlay is dressed into the gutter, where it can be seen, and we check the gutters too. The report sets out what we found with photographs. Any debris left behind or damage to other parts is recorded too. If you’re worried about missing or blocked roof ventilation and verge tiles or slates not secured, a survey will tell you what’s going on.

Somewhere as small as Singlewell or Ifield, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible.

What we can’t see

To be straight with you, there are limits to any roof survey:

  • Details hidden from sight
  • Pricing the remedial work
  • Legal advice on your contract

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you before you book. What our survey covers.

Roof types and parts we check

  • New-build homes
  • New flat roofs
  • Ridges and verges
  • Loft conversions and dormers
  • Flashings and valleys
  • Replacement roofs

What a survey costs

Several things affect the price of a survey:

  • The shape of the roof and its details
  • Whether thermal imaging or a drone is needed
  • The type of building, from a house to a block or an office
  • Extra roofs, like extensions, dormers or garages

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. New roof snagging starts from £150, including VAT.

Booking your survey

What helps most when you contact us:

  • Your timetable, such as an exchange date
  • Whether there is a loft hatch, a shared roof or tricky access
  • Any photos you have, taken from the ground or a window
  • The kind of building and roof involved

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or email us whenever suits you.

Common questions in Singlewell or Ifield

Will you come out to Singlewell or Ifield?

Yes, Singlewell or Ifield is covered. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Is my home in Singlewell or Ifield listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Will you fly a drone over my roof?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

What insurance do you have?

We are covered by professional indemnity and public liability insurance.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

What does a new roof inspection cost?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. For a price for your roof, phone 07833 053749 or use the contact form.

What’s the best time to have a new roof checked?

Once the roofer says the job is done, ideally before you pay in full. That gives time for any snags to be put right.

What we do, step by step

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes an hour or two for most homes, depending on how much new work there is to check. In a small place like Singlewell or Ifield, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. First, you tell us what the roofer did and any concerns you have.
  2. The new coverings, ridge, hips and verges are inspected where it is safe to see them.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
  4. The roof space is checked where safe, along with any mess or damage left after the work.
  5. You get a photo report listing the snags we found.

How to prepare

Roof by roof

Clay and concrete tiles

Tiled roofs often have snags at the verges and eaves. We look at them closely.

Valleys

A valley takes water from two slopes, so the detailing matters. We look at the valley lining and the cut tiles or slates beside it.

For landlords and managing agents

If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. Surveys run on weekdays and at weekends, which helps when tenants work during the week.

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, ring 07833 053749 or email us with the addresses.

New roof snagging in Singlewell or Ifield: local notes

The coast is about 3 miles or less from Singlewell or Ifield, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, so exposed details get a proper look whether you’re buying or signing off new work. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

Cobham College lies about 1.8 miles south-east, so building around Singlewell or Ifield goes back a long way. If you are buying an older home nearby, it’s worth knowing whether it’s listed or in a conservation area before you plan any re-roofing. For an older house near a landmark such as Church of St Margaret, a survey will show how the roof has been repaired before, which helps you judge what’s coming. Landlords with a home close to Meopham station may find that it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

What you can safely check yourself

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
