New Roof Snagging in Kent Street
Find out what’s going on with the new roof before you spend money on it. We carry out new roof snagging in Kent Street, with photographs and a clear written report.
- Gutters or fascias damaged during the job
- Loose flashings at walls or chimneys
- Loose or badly finished ridge tiles
Tips from our surveys
You do not need to be a roofer to help. What helps most:
- Keep warranty papers safe
- Look for new stains after a downpour
- Walk round the house to look for knock-on damage
- Send the snagging report to your roofer
Your roofer can use the report to put the snags right. Any disagreement about the work is between you and them, and our part is to report what we see.
Agree the snagging inspection with your roofer before the job starts. It sets clear expectations and time is set aside for snags.
New roof snagging in Kent Street: what you get
Replacing a roof costs a lot, so it makes sense to check the work before you pay the final bill. We look for snags, faults and anything left unfinished on the new roof and around it. You get a written report with photos to share with your roofer. We are independent of the roofer who did the job. If you are worried about poorly finished verges and loose or badly finished ridge tiles, we can find out what’s behind it.
Older buildings in small places like Kent Street may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
What you get is a clear record of the new roof on the day we saw it. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

What affects the price in Kent Street
Prices vary from roof to roof, and it comes down to:
- How complicated the roof is, with its valleys, chimneys and parapets
- The package you choose: Basic, Standard or Premium
- Any need for thermal images or a drone flight
- How big the roof is
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.
What we need to know
You don’t need to know any roofing terms. Just let us know:
- Any marks or damp showing indoors
- What kind of property and roof it is
- Dates you are working to, such as exchange
- The property’s address and postcode
You can call us seven days a week, including Saturdays and Sundays. For a price or to book, phone 07833 053749 or email us.
What happens on the day
Once we have finished looking, we write up our findings as a photo-illustrated written report, sent to you by email. On timing, most surveys take an hour or two at a typical home, and more on a big or complicated roof. Older roofs in small places like Kent Street can have low, tight loft spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.
- We start with what the roofer did and when they finished.
- The new coverings and roof edges are inspected as far as can be seen safely.
- Valleys, flashings, gutters and visible underlay at the eaves are checked.
- We check the loft where safe and look for debris or damage.
- Snags are listed in a written report with photos.
How to prepare
- Keep pets inside or away from the areas we are looking at
- For flats, check roof access has been agreed
- Have any paperwork from past roof work to hand

Advice
Different roofs, different checks
Clay and concrete tiles
Tiled roofs frequently have snags at the verges and eaves. They get close attention.
Slate roofs
Ridges, verges and valleys are looked at closely on new slate roofs as far as can be seen safely.
New roof snagging in Kent Street: local notes
The wider area around Kent Street has a long history of building, with Old Soar Manor about 2.8 miles west. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. For a purchase or a newly finished roof, the materials decide which details matter most.
If you live in an older home near St Lawrence's Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. If you let a flat or house near Wateringbury station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

- Parts of the roof we can’t see safely
- Fixings and underlay hidden under the coverings
- Repair costs for putting snags right
If in doubt, phone 07833 053749 or send us an email and we will recommend the right survey. What a survey covers and doesn’t.

- New-build homes

Kent Street: your questions answered
Do you cover Kent Street?
We do. The survey and report are the same in Kent Street as anywhere else, and visits run on weekdays and weekends.
Is my home in Kent Street listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Which parts of the roof does snagging cover?
Coverings, ridges, verges, hips, valleys and flashings are all checked plus gutters, ventilation and visible underlay at the eaves. We look for leftover debris and knock-on damage too.
Is this a RICS survey?
No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Do you survey on Saturdays and Sundays?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.
How much is new roof snagging?
Our price is from £150, including VAT. The size of the roof and how easy it is to see affect the price. For a price, phone 07833 053749 or drop us an email.
Can you tell me if my roof has asbestos?
No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
What you can safely check yourself
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
