Dunton Green homes and their roofs

Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. Historic houses like Knole House, about 2.5 miles south-east, show how far back building in the area around Dunton Green goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof.

If your house is among the older ones in the streets near St John's Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming. For landlords with property near Dunton Green station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

About our new roof snagging in Dunton Green

We check the coverings, ridges, verges, hips and valleys plus flashings and roof ventilation. At the eaves we check how the underlay is dressed into the gutter, where it can be seen as well as the gutters. You get a photo report of what we found. Any debris left behind or damage to other parts is recorded too. We survey new-build homes, loft conversions and dormers and ridges and verges, and people most often book us about offcuts and broken tiles left behind and tiles or slates sitting out of line.

Somewhere as small as Dunton Green, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. You’ll see the good as well as the bad.

Honest limits

A survey is a close look at the new roof, but it can’t do everything. The main limits are:

  • Details hidden from sight
  • Settling a dispute with your roofer or builder
  • Estimates of what fixes will cost

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before booking. The full list of what we check.

FAQs for Dunton Green

Is Dunton Green in the area you cover?

Yes, Dunton Green is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

How do I find out if my home in Dunton Green is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

How much time does a snagging visit need?

For a house, expect about 1–2 hours on site, and longer for large or complex roofs.

What do you check on a new roof?

All the parts of the roof we can see safely, including ridges, verges, valleys, flashings, vents and gutters. The roof space is looked at where there is safe access, and we note any mess or damage left after the work.

What’s the price of a snagging inspection?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Just ring 07833 053749 or send us an email for a price.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

Do you use drones?

Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Letting agents can arrange access with tenants, at a time agreed beforehand. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.

Checking the roof from ground level

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

How the survey changes by roof type

Slate roofs

Broken slates left on a new roof are a common snag. We record any we can see.

Ridges, hips and verges

Ridges, hips and verges take the most weather. Bedding, dry-fix pieces and fixings are looked at where visible.

The survey, step by step

On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely. Most surveys take an hour or two on an ordinary house, and longer for a large or complex roof. Somewhere as small as Dunton Green, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start by finding out what was replaced and what worries you.
  2. We check the tiles or slates, ridges, hips and verges from safe vantage points.
  3. Flashings, valleys, gutters and visible underlay at the eaves are checked.
  4. We look in the roof space, where there is safe access, and around the property for debris or damage.
  5. The snags are written up with photos for you to share with your roofer.

Getting ready for the survey

  • Have keys ready for side gates, garages or roof access doors
  • Gather any invoices or paperwork from past roof work
  • Leave a clear route to the loft
