New roof snagging in Burlings: what you get

Ventilation matters on a new roof. Where vents have been fitted at the ridge or eaves, we check them, and check the roof space for signs of condensation. What we see goes in the report. Without enough airflow, a roof space can suffer from condensation, which is easier to put right while the roofer is still involved. It all goes in the report. If you’re worried about verge tiles or slates not secured and cracked or slipped new tiles or slates, a survey will tell you what’s going on.

Some older homes in villages like Burlings are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it is worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Common questions in Burlings

Is my home in Burlings listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Will you come out to Burlings?

Yes. Burlings is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route when you book.

What if it rains on the day?

It can, depending on the survey. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we’ll talk to you about another date.

How soon after the work should I book a snagging inspection?

Once the roofer says the job is done, ideally before you pay in full. That leaves time to raise anything we find.

Can you settle a dispute with my builder?

No. We report on what we see. Any dispute is between you and your roofer or builder, and the report gives you a clear record to refer to.

Will you check the loft?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.

Do you survey roofs on blocks of flats?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

New roof snagging around Burlings

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. For a purchase or a newly finished roof, the materials decide which details matter most. Down House, about 2.2 miles north-west, is one of the historic houses in the wider area around Burlings. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

If you live in an older home near St Katharine's Church, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Burlings is about 5 miles north-west of Sevenoaks, in Kent. In Burlings, as across Kent, every roof gets the same careful survey. Burlings is one of the towns and villages in Kent we cover for new roof snagging. We also survey roofs in London.

What we can’t see

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • Deciding who is at fault in a disagreement
  • Parts of the roof we can’t see safely
  • How the roof will perform for years to come

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before you book. What a survey covers and doesn’t.

What we look at

  • Loft conversions and dormers
  • New-build homes
  • Ridges and verges
  • Flashings and valleys
  • New flat roofs
  • Replacement roofs

Signs you need new roof snagging in Burlings

Scaffolding and materials can damage other parts of a building. We look for knock-on damage, not just the new roof.

Things that often lead to a survey include:

  • Loose or badly finished ridge tiles
  • Signs of condensation in the loft space
  • Poorly finished verges
  • Underlay ending short at the eaves

If you let a flat or house near Knockholt station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

What to check before booking

  • How long the report takes to arrive
  • Which parts of the roof they’ll actually see
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether you can ask questions once you have the report

What a good roof survey covers

Why get it checked now?

Photos from the ground rarely show the detail. Our inspection looks as closely as can be done safely using a drone where applicable. Around Burlings, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

What you get with us

  • Thermal imaging and drones used where they help
  • More than 20 years surveying roofs
  • More than 5,000 surveys completed
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID

DIY checks: what’s safe

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

What we do, step by step

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes an hour or two for a typical new house roof, longer where the roof is large or complicated. Older roofs in small places like Burlings can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. We agree what to focus on, like a payment date or a warranty period ending.
  2. We inspect as far as safe access allows.
  3. We work through ridges, verges, valleys and flashings.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. You receive a report to share with your roofer.

Getting ready for the survey

  • If the roof is shared, arrange access with whoever manages the building
  • If you are buying, let the agent know when we’re coming
  • Point out any leaks or damp patches
