How new roof snagging works in Printstile

Homeowners book snagging after a re-roof or roof replacement and some new-build owners want their roof looked at. We inspect each roof as far as safe access allows including from the loft and the roof where it is safe. You then get a written report with photographs to share with your roofer. We are frequently asked to look into vents that weren’t fitted or are covered and gutters blocked by building debris, across new flat roofs, new-build homes and replacement roofs.

Older buildings in small places like Printstile may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What this survey can’t tell you

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Deciding who is at fault in a disagreement
  • Pricing the remedial work
  • Fixings and underlay hidden under the coverings

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and does not.

What we check

  • Flashings and valleys
  • New-build homes
  • Loft conversions and dormers
  • New flat roofs
  • Replacement roofs
  • Ridges and verges

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. Surveys run on weekdays and at weekends, which helps when tenants work during the week.

Your questions about new roof snagging in Printstile

Does a conservation area affect roof work in Printstile?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is Printstile within the area you cover?

Yes. Printstile is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Just mention lanes, gates or anything else about the route as you book.

Do you use drones?

Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

What does a new roof inspection include?

We check the coverings, ridges, verges, hips, valleys and flashings plus gutters, ventilation and visible underlay at the eaves. We look for leftover debris and knock-on damage too.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

How long will you be on site?

For a house, expect about 1–2 hours on site with commercial roofs nearer 3–4 hours.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

What we look for on each type of roof

Clay and concrete tiles

Interlocking tiles need to sit neatly in line. Any that look wrong go in the report.

Flashings

Flashings close the gap where the roof meets walls and stacks. We check how they’re dressed, fixed and pointed.

Printstile homes and their roofs

Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. With Penshurst Place about 1.4 miles west, Printstile sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

Take an older house close to Parish Church of St Lawrence: a survey will show how the roof has been repaired before, which helps you judge what’s coming. Landlords with a home close to Leigh (Kent) station may find that a roof report gives you a clear picture before you buy or settle up with a roofer.

Printstile is about 3 miles north-west of Royal Tunbridge Wells, in Kent. Houses, flats, blocks and commercial buildings in Printstile can all book new roof snagging, with a written report and photographs every time. We cover towns and villages across Kent. Our Maidstone page covers surveys nearby.

We work across the TN3 postcode area for new roof snagging and the streets around it. We cover properties on Penshurst Road and Barden Road and the roads around them. Printstile sits on or near the B2176, which makes travel easy. Neighbouring places we cover for new roof snagging include Bidborough (1 mile east), Speldhurst (1 mile south), Poundsbridge (1 mile south-west), Stockland Green (1 mile south-east) and Bullingstone (2 miles south). We also work in nearby towns such as Maidstone (15 miles north-east), Sevenoaks (8 miles north), Royal Tunbridge Wells (3 miles south-east), Tonbridge (3 miles north-east), Kings Hill (11 miles north-east) and Paddock Wood (8 miles east).

How the survey works

We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. The survey typically takes about 1–2 hours for a typical new house roof, longer where the roof is large or complicated. Somewhere as small as Printstile, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We agree what to focus on, such as a payment date or a warranty period ending.
  2. The roof is inspected from ground level, vantage points and the roof where safe.
  3. We work through ridges, verges, valleys and flashings.
  4. Debris and damage to other parts are recorded.
  5. We send a written report you can pass on.

Preparing for the visit

How we price new roof snagging

A few things affect what a survey costs:

  • Height and safe access
  • Whether you choose the Basic, Standard or Premium Survey
  • Roof area
  • Any need for thermal images or a drone flight

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We can help you choose the package that fits what you want to find out.

Booking your survey

You don’t need to know any roofing terms. It’s enough to tell us:

  • Pictures from the garden or a window, if you have them
  • How the loft is reached, if there is one
  • What’s prompted the survey
  • Any marks or damp showing indoors

Photos help, if you have them. Take them safely from ground level or a window, and please do not climb up for a closer look. To send them or to book, phone 07833 053749 or email us.

Should I look at the roof myself first?

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.
