Gutter survey in Printstile, Kent
Gutter surveys in Printstile and the rest of Kent. Surveys run seven days a week.
- Gutters overflowing in heavy rain
- Gutters that have fallen out of line
- Leaves and moss blocking gutters
Useful tips for Printstile property owners
Over many surveys, some simple habits stand out:
- Check from the ground or a window, not a ladder
- Have gutters cleared at least once a year
- Have overhanging branches cut back
- Look out for overflows when it pours
Questions about the report are welcome. With the Standard Survey there’s a follow-up consultation, and the Premium Survey includes an in-person consultation.
Get the gutters cleared every year or more often near trees. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.
Gutter survey in Printstile
Gutters have to slope gently towards the outlet to drain properly. Sagging brackets and slipped joints leave water standing and overflowing at the low points. We check the line of each run as far as we can see it and look at the brackets and downpipe clips. You get written recommendations, prioritised by urgency where relevant. Typical surveys look at downpipes that are split or coming away and joints that drip after rain, on valley gutters, parapet and box gutters and downpipes.
In a village or hamlet like Printstile, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Printstile: your questions answered
Will you come out to Printstile?
Yes. Printstile is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
I let a flat near Leigh (Kent) station. Can you check the roof?
Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or send us an email with the address and what you need.
Can a gutter survey explain damp on my walls?
Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the evidence points elsewhere, we will say so, based on what we can see.
Will you look at parapet and box gutters as well?
Yes, where it is safe to see them. We use the ground, windows, the loft space and the roof where it is safe, and by drone where it’s applicable.
Is this a RICS survey?
No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
What will the report tell me?
A written report with photos, explaining the condition of the gutter, any defects and our recommendations, with the most urgent first where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
Are you structural engineers?
No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.
When to book a survey in Printstile
Falling leaves are the most common cause of blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn and the debris builds up at the outlets. Once an outlet is choked, the gutter fills and overflows.
A survey makes sense if you’ve noticed:
- Gutters that have fallen out of line
- Water backing up from a hidden gutter
- Overflowing eaves gutters
- Dripping or leaking gutter joints
For businesses in and around places like Royal Victoria Place, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.
What to check before booking
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Their track record with similar roofs
- What exactly goes into their report
- How soon the report will arrive
Local roofs in Printstile
Penshurst Place, about 1.4 miles west, is one of the historic houses in the wider area around Printstile. If you own one of the older houses, expect a mix of original materials and later repairs on the roof. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Anyone responsible for a site like St Gregory's Catholic School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For an older house near a landmark such as Parish Church of St Lawrence, its roof may have old fixings, lead flashings and chimneys that need a closer look.
Printstile is about 3 miles north-west of Royal Tunbridge Wells, in Kent. Whether the building in Printstile is a house, a flat or a commercial unit, we can survey the roof. Our Kent coverage includes Printstile. We also survey roofs in Maidstone.

What happens on the day
Safety comes first on every visit. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. Most visits take about one to two hours for a house; commercial roofs usually need 3–4 hours. Older rural homes like those around Printstile can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- First, you tell us what you’ve seen, such as overflows or damp.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- We look in the roof space, where there’s safe access, for signs of water getting in.
- We send a written report with photos and clear recommendations.
How to prepare
- Have keys ready for side gates, garages or roof access doors
- Buyers: confirm access with the estate agent or seller
- Make sure pets are kept safely away

Different roofs, different checks
Aluminium and other metal gutters
Joints and fixings are the weak points on metal gutters. Any leaks or corrosion we spot go in the report.
Box and secret gutters
A secret gutter is tucked under the slates or tiles at an abutment or valley and is easy to overlook. The report records what could and couldn’t be seen.
What a gutter survey does not cover
No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:
- Underground drains, which need a CCTV drain survey
- Hidden sections we cannot view safely
- What’s hidden inside a downpipe
If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey. What our survey covers.
