Gutter surveys for homes and businesses in Bidborough
Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. We note where gutters are clogged or holding water and where outlets or hoppers are choked and whether overflows are working. The photographs show you exactly what we found. It is an easy job to put off, but they rarely get better. Common reasons to book are cracked or loose downpipes and joints that drip after rain, across outlets and hoppers, valley gutters and fascias and soffits.
Some older homes in villages like Bidborough are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

FAQs for Bidborough
Will you come out to Bidborough?
Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Does a conservation area affect roof work in Bidborough?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
How soon will I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.
Do you need to get into the loft?
Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.
How much time does the visit need?
A visit usually takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. We’ll give you an idea as you book.
Will you check if gutters are causing damp inside?
Overflowing gutters often lead to damp walls, and the survey looks for that. If the evidence points elsewhere, we’ll say so as far as we can tell from what’s visible.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so whoever owns or manages the building needs to agree access. We can only inspect what we are given access to.

What a gutter survey looks like in Bidborough
Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Bidborough has a long history of building, with Penshurst Place about 2.3 miles west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
Landlords with a home close to Leigh (Kent) station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. Living close to Haysden Country Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. If you look after a building such as Southborough CofE Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Surveys for landlords and agents in Bidborough
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
Letting agents can arrange access with tenants. We survey on any day of the week, which helps when tenants work during the week.
Prices for gutter surveys in Bidborough
The price reflects the time and kit the roof needs. That comes down to:
- How big the roof is
- Whether you choose the Basic, Standard or Premium Survey
- The type of building, from a house to a block or an office
- Building height and the viewpoints available
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Gutter survey starts from £150, including VAT.
What to let us know when you contact us
To price your survey accurately, we will ask about:
- Where water is showing inside, if it is
- Where the property is, with the postcode
- What’s prompted the survey
- The type of building and roof, such as pitched or flat
Gutter survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or send us an email with the details.
What happens on the day
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a small place like Bidborough, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- We agree which parts of the building you’re most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- We check the outlets, hoppers, downpipes and any overflows.
- We check fascias, soffits and walls for water damage.

Preparing for the visit

Why get it checked now?
Going up a ladder to check your own gutters carries real risk. You can see drips and overflows from the ground, but valleys, parapets and box gutters are hard to see. We inspect as far as it’s safe to see and put it in writing. For older village homes like those around Bidborough, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 including VAT. We’ll tell you which package suits the questions you have.
What you get with us
- Clear package prices, inc. VAT
- Drone flown under a CAA Flyer ID and Operator ID
- PI and public liability insurance
- Drones and thermal imaging where it applies

Before and after the survey
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Check the loft with care after heavy rain
- Do not climb a ladder to look in the gutters
- Watch for green marks down the brickwork
- Do not leave hidden gutters out of a clear-out
After any work is done, watch the gutters in the next heavy rain. Rain should flow to the outlets and down the downpipes, and if it doesn’t, raise it with whoever did the job.
Do not forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so make sure they’re included in any clearing work.
How the survey changes by roof type
Plastic (uPVC) gutters
On plastic systems, slipped joints are one of the most common faults. We record each one we can see.
Lead-lined valley and parapet gutters
A London butterfly roof drains to a central valley gutter, and a blockage there can overflow inside. We check it where it is safe to see.
