Gutter survey in Poundsbridge: what you get

We survey gutters and rainwater systems in Poundsbridge and right across London and South East England. On the day, we inspect everything that’s safely in view from ground level, windows, the loft space and the roof where it is safe. A visit usually takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. Afterwards, you get a written report with photos and recommendations. If you’ve noticed gutters overflowing in heavy rain and leaks at the gutter joints, we can find out what’s behind it.

Somewhere as small as Poundsbridge, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can safely be seen, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

For landlords and managing agents

Businesses and commercial landlords can book us too. Larger roofs take longer.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photos included.

What we look for on each type of roof

Fascias and soffits

Overflowing water stains soffits and rots timber. We check them along with the gutters.

Lead-lined valley and parapet gutters

Many older homes have lead-lined valley and parapet gutters. A split lining can leak straight into the building.

Checking the roof from ground level

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

What a gutter survey looks like in Poundsbridge

Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Poundsbridge has a long history of building, with Penshurst Place about 1.6 miles north-west. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

Take a building like Speldhurst Church of England Voluntary Aided Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. If you look after a shop, office or commercial unit, for example near Royal Victoria Place, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Why it’s worth a survey now in Poundsbridge

Clearing gutters removes the debris, but it does not tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. In a place like Poundsbridge, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

Common questions in Poundsbridge

Do you survey roofs for landlords with property near Ashurst Kent station?

Yes, rented property is part of what we cover. Just ring 07833 053749 or drop us an email and tell us about the building, including who will give access on the day.

Is Poundsbridge within the area you cover?

Yes, Poundsbridge is covered. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do you check valley and parapet gutters?

Yes, where it’s safe to see them. We look from vantage points, the loft space and the roof itself where safe, and by drone where it is applicable.

Does the report include photos?

Yes, every report has them. Pictures sit next to the findings they show, which makes the report easy to follow.

How much time does the visit need?

It usually takes about 1–2 hours at a typical home, and longer for a large or complex roof. We will give you an idea when booking.

What’s the price of a gutter survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. For a price for your building, ring 07833 053749 or drop us an email.

How it works

When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where applicable. Most surveys take about one to two hours at most homes, and more on a big or complicated roof. For a village or hamlet like Poundsbridge, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. Where it’s safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Before we arrive

  • If the roof is shared, arrange access with whoever manages the building
  • Dig out any old roof reports or invoices
  • Make a note of anything you’d like us to look at

Advice

Signs you need a gutter survey in Poundsbridge

Falling leaves are the most common cause of blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn and the debris builds up at the outlets. Once an outlet is choked, the gutter fills and overflows.

Typical things we’re asked to look at include:

  • Gutters that have fallen out of line
  • Cracked or loose downpipes
  • Leaks at the gutter joints
  • Valley or box gutters that overflow inside

If you own a rental within reach of Ashurst Kent station, the gap between tenancies is a good time to have the roof looked at.
