How we price new roof snagging

Not every roof costs the same to survey, for these reasons:

  • The package you choose: Basic, Standard or Premium
  • The number of roofs, including extensions and garages
  • Features like valleys, chimneys, dormers and parapets
  • How tall the building is and how easy the roof is to see

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. New roof snagging starts from £150, including VAT.

Helping us price your survey

Here’s what helps us most when you contact us:

  • What made you get in touch
  • The address and postcode of the property
  • Any marks or damp showing indoors
  • Whether there is a loft hatch, a shared roof or tricky access

Photos help, if you have them. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, phone 07833 053749 or use the contact form.

New roof snagging in Leigh

Homeowners book snagging after a re-roof or roof replacement, and buyers of new-build homes sometimes want the roof checked. Whatever the roof, we inspect as far as it can be seen safely, from ground level, vantage points, the roof space and the roof where safe. A photo report follows, ready to share with your roofer or builder. Common reasons to book are vents that weren’t fitted or are covered and flashings not properly dressed or fixed, on flashings and valleys, replacement roofs and new-build homes.

Being in a small place like Leigh makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when booking, so the visit can be planned around them. Whether you are buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Common questions in Leigh

Is Leigh in the area you cover?

Yes, Leigh is within the area we cover. We survey roofs across London and South East England. Just ring 07833 053749 or use the contact form and tell us about the property, and we will talk through which survey suits.

How do I find out if my home in Leigh is listed?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you use drones?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Do you check new-build roofs?

Yes. We inspect the roof as far as it can safely be seen and photograph what we find. It’s worth booking before your builder’s defects period ends.

Will you check the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Which days do you carry out surveys?

We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

Leave it or get it looked at?

Defects and warranty periods have an end date. A snagging inspection before then leaves time to act. Matching old materials, like handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

The survey, step by step

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes roughly 1–2 hours for most homes, depending on how much new work there is to check. Older roofs in small places like Leigh can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. First, we note any deadlines and concerns.
  2. The roof is inspected from ground level, vantage points and the roof where safe.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. We send a written report you can pass on.

Before the survey

  • Buyers: confirm access with the estate agent or seller
  • Point out any leaks or damp patches
  • Jot down any questions you want answered

New roof snagging in Leigh: local notes

Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Penshurst Place, about 2 miles south-west, is one of the historic houses in the wider area around Leigh. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

If you live in an older home near St Mary's Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming. If you own a rental within reach of Leigh (Kent) station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Should I look at the roof myself first?

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

What we can’t see

A survey is a careful look at the new roof, but it can’t do everything. Its limits include:

  • How the roof will perform for years to come
  • Nails and clips under the slates or tiles
  • Estimates of what fixes will cost

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you before you book. What a survey covers and does not.

What we look at

  • Ridges and verges
  • Loft conversions and dormers
  • Replacement roofs
  • New flat roofs
  • Flashings and valleys
  • New-build homes
